I can easily imagine what everyday life could look like here.

The house tour isn't where we start.

Walking through homes is the fun part of buying, I get it. But if that's the first thing we do together, we're doing it backwards.

Before I ever pull up a single listing, I want to sit down and really understand what's going on. Not just "3 bed, 2 bath", the real stuff that matters...

What's not working about where you live now?

What monthly payment actually feels comfortable, not just what a lender says you can pay, but what lets you sleep at night?

What does your day-to-day look like, and what locations or commutes make that easier (or harder)?

What are your must-haves, and where do you actually have some wiggle room?

Then we talk through the practical stuff, like financing, what representation means for you, how the process actually works, the costs that tend to catch people off guard, and the fact that when the right house shows up, you may need to make a big decision fast.

None of this is the exciting part.

Nobody dreams about the prep work. But it's what makes everything after it easier - because when you already know what you're looking for and why, you'll recognize the right home when you walk into it.

No second-guessing, no scrambling.

When most people tour a home, they naturally notice the finishes first - the countertops, paint colors, flooring and appliances.

I notice those things too. But my CAPS training prompts me to look a little deeper.

How easy is it to enter the home?

Are the main pathways comfortable to navigate?

Is there enough lighting where everyday tasks happen?

Does the bathroom layout allow someone to move safely and comfortably?

Could a main-level room serve a different purpose if the household’s needs changed?

None of these questions means a home must be designed like a medical facility. In fact, many accessibility features simply look like thoughtful, functional design.

A beautiful home gets your attention. A home that continues to support the way you live can make a much longer-lasting difference.

A home can be perfectly lovely and still not work particularly well for the people living in it.

Sometimes the problem isn’t the amount of space, it’s how that space is arranged.

The laundry is in the basement. The main entrance requires several steps. The kitchen has plenty of square footage but very little usable workspace. The only full bathroom is upstairs. Or one room has slowly become a catch-all because nothing else has a clear purpose.

These are the kinds of details I tend to notice when I walk through a home.

With my real-estate, occupational therapy and aging-in-place background, I’m not only thinking about how a home looks. I’m also thinking about how it supports everyday routines, now and as life changes.

Sometimes moving is the right answer.

Sometimes a few thoughtful changes can make the home you already love work much better.

The important thing is understanding your options before assuming there’s only one.

Three things I wish every buyer knew before they started house hunting...

1. Talk with a lender first.
Knowing your budget before you fall in love with a home makes the entire process less stressful and helps you shop with confidence.

2. Don't rely solely on online home estimates.
Automated values can be helpful, but they don't know your home's updates, condition, or local market nuances.

3. The right home isn't always the perfect home.
Every home comes with trade-offs. Focus on the features that matter most to your lifestyle, and remember—you can change paint colors, flooring, and fixtures, but you can't change the location.

Buying a home is one of the biggest decisions you'll make. A little preparation can make the journey much smoother.

Not every housing challenge requires a move.

One of the biggest misconceptions I see is that if your home isn't working for you anymore, the only solution is to sell it and find another one.

But that's not always the case.

Sometimes the right answer is:
