Everyone compares condos by which one has the cheapest monthly fee. It feels like the obvious way to save money — but a low fee isn’t always a good sign. Sometimes it’s actually a red flag.
That monthly fee is what pays for the big repairs down the road: the roof, the plumbing, the elevators. If a building’s fee is unusually low, it may simply mean they aren’t saving enough. And when that money is finally needed, owners get hit with a special assessment — a one-time bill that can run into the tens of thousands of dollars.
So instead of chasing the lowest fee, ask to see the reserve study. A slightly higher fee on a well-funded building can save you from a massive surprise bill later.
