Most parents sending a kid to college in Iowa have never considered this. And it might be one of the smartest financial moves they never thought of.

The average dorm or off campus housing runs $800 to $1,500 a month. Over four years that is up to $72,000 spent on rent with nothing left to show for it.
What if instead you bought a small home or condo near your child's school?

Your mortgage payment could be the same or less than what you are already paying in rent. And at the end of four years you still own an asset that has been building equity the entire time.

Here is where it gets interesting. Their friends need somewhere to live too. Two roommates paying rent could cover most or all of your mortgage. Your kid lives free. You build equity for four years. Then you sell and walk away with money in your pocket or keep it as a rental property.
The degree is the investment. The house is the return.

This does not work for every situation but most parents never even know it is an option until the opportunity has already passed.

A lot of buyers in Iowa think closing costs are the wall standing between them and homeownership. Most of the time there is a way around it.

Here are 3 ways buyers cover closing costs without draining their savings.

1. Seller credits.
You can negotiate for the seller to cover a portion of your closing costs. This is one of the most common strategies in the Des Moines market and it is completely legal and normal to ask for. The right agent knows how to structure this without weakening your offer.

2. Gift funds.
Money gifted from a family member can be applied toward closing costs. It just needs to be properly documented with a gift letter for your lender. Many buyers do not realize this is an option.

3. Borrowing from your 401k.
Depending on your plan rules you may be able to borrow against or take a withdrawal from your 401k to help cover costs at closing. Worth a conversation with your financial advisor before ruling it out.

Buying a home in Iowa is more doable than most people think. You just need someone who knows how to put the pieces together.
