I arrived ready to give a calm, polished tour of a property on .567 acres near the Atlanta Beltline.

Apparently, my French accent was not dramatic enough, so the smoke alarm volunteered to provide the soundtrack. 😂

You can barely hear a word I am saying, but you can clearly see me trying to maintain my dignity.

The tour had to wait, but I was able to help the seller, which mattered more.

I will be going back because just over half an acre in Ormewood Park deserves a proper tour without special effects.

Reflection matters most when it leads to a clear decision.

Over the past year, I have thought carefully about the real estate practice I am building, the level of service I want to provide, and the environment that will help me deliver it consistently.

Wednesday's open house at 855 Stratum Way SE was a good reminder that buyers are still paying close attention when the right combination comes together.

This townhome is still active, but there's already an offer on the table.

What stood out: nearly 2,000 square feet, a two-car garage, flexible space for a home office or guests, and easy access to the Atlanta Beltline.

That doesn't mean every townhome near the Beltline will move this fast. It does show that a well-positioned home still creates real interest.

Yesterday I had the privilege of playing flute at the wedding of dear friends near cloudland, one of our favorite places to hike as a family.

Today my boys joined me while I hosted an open house.

One thing I appreciate about being a father is getting to share real parts of life with them: music, work, friendship, community, and time outdoors.

Grateful for these two boys and for the opportunity to share these experiences with them.

Happy Father’s Day.

A lot of buyers think the opportunity disappeared when mortgage rates left the 2% and 3% range.

That isn’t always true.

Some of those loans may still be attached to homes available today.

In certain situations, a qualified buyer may be able to assume an eligible FHA, VA, or USDA loan instead of obtaining a brand-new mortgage. Assumptions are subject to lender or servicer approval, buyer qualification, fees, timelines, and verification of all loan terms.

That doesn’t mean every assumable loan is a good deal.

The interest rate is only part of the story.

Buyers should also evaluate:

• The remaining loan balance
• The equity gap between the purchase price and loan balance
• Cash needed to close
• Buyer qualification requirements
• Assumption timelines and fees
• Seller protections and release of liability requirements

Sometimes the most important thing attached to a house isn’t the house.

It’s the financing.
