Is now a good time to buy a house in Orange County? For buyers planning to stay five or more years and who can comfortably afford the payment at today's rates, yes, 2026 is a reasonable time to buy. Homes are averaging 30 to 45 days on the market, so inspections, repair requests, and seller credits are back on the table.

If you might move in two or three years, the math is harder. Buying and selling together cost roughly 8% to 10% of a home's value.

Inventory stays tight, with roughly 400 to 450 active listings citywide at any given time, which is low for a city of its size.

Orange County generally means a higher price floor, strong coastal demand, and tighter inventory under $1.5 million.
Los Angeles County offers more price variation street to street, from entry-level San Fernando Valley homes to Westside numbers that dwarf anything in OC.
