Here are some ghoulishly good ideas to drop off this month:

“I’m Here for the BOO-kings!” – Mini bottle of wine or sparkling cider with a ghost-shaped tag and your business card.

�“No Tricks, Just Treats With Me as Your Realtor!” – Halloween-themed treat bags filled with fun-size candy or caramel popcorn, tied with orange/black ribbon.

When you send instructions, whether it’s repair requests, option period changes, or contract amendments, put them in writing, even if you’ve already discussed them by phone or text. As TCs, we can then attach those written instructions directly to the file, ensuring everyone’s on the same page and reducing the risk of missed steps, misinterpretations, or compliance issues.

Homebuyer Tip: Create a “5 Senses Walkthrough” Journal

When you're touring homes, it's easy to focus on the big stuff like price, layout, condition, but how a home feels often gets overlooked.

That’s where this tip for your buyers comes in. Encourage your buyers to create a “5 Senses Walkthrough” journal.

It helps them tune into the emotional and sensory experience of each home, which is often what truly sticks with them and influences long-term happiness in a space.

Here’s how it works:
As they tour each home, take 2–3 minutes afterward to jot down notes based on the five senses:

👀 Sight – What was the lighting like? Did it feel bright or dark? Were the views calming or cluttered? Did anything immediately catch their eye, good or bad?

👂 Sound – Was it peaceful? Could they hear traffic, barking dogs, or kids playing next door? Did the home feel quiet enough for remote work or a sleeping baby?

👃 Smell – Every home has a scent. Was it fresh and clean? Musty? Overwhelmingly perfumed to cover something up? Did it remind them of anything familiar?

✋ Touch – Encourage them to touch things (yes, really!). Were the surfaces smooth or worn down? Did doors stick? Did anything feel oddly cold or off?

👅 Taste – Okay, maybe don’t lick the walls… 😂 But did the kitchen inspire thoughts of meals they’d cook? Did the dining area make them want to host brunch?

After touring a few homes, all the bedrooms and bathrooms can start to blur together. This helps anchor each home in a memorable, emotional, personal way so they’re choosing based on how they actually want to live, not just what looks good on paper.

And once they find “the one” that hits all five senses in the best way? That’s when the real fun begins and I’ll be ready to handle every detail from contract to close.
