One thing many buyers misunderstand is title insurance. If you are getting a loan, the title policy your lender requires usually protects the lender. But what protects you as the buyer?

That is where an owner’s title policy becomes important. It can help protect your ownership interest if certain covered title issues appear after closing, such as old liens, document errors, fraud, forgery, or someone later claiming an interest in the property.

This is especially important for buyers purchasing from overseas, the mainland, or anyone who may not be familiar with Hawaii’s escrow and title process.
