One of the things I love about living in Alta Sierra is that no two parts of the neighborhood are exactly alike.

You can go from a traditional neighborhood lot to a few acres, a golf course property, a home with an incredible view, or something tucked back into the trees, all within a few minutes.

That also makes real estate here a little different.

Two homes that look very similar on paper can have very different values depending on the road, lot usability, sun exposure, insurance, defensible space, updates, views and even where they’re located within Alta Sierra.

I live here, I sell here, and I’m paying attention to this market every day. I’m going to start sharing more of what I’m seeing around Alta Sierra, including recent sales, current inventory, pricing trends and some of the things homeowners should know about our market, even if you have absolutely no plans to sell.

Closing day is exciting, but moving day is a whole different story.

I like to leave my buyers a little welcome package with some of the essentials they might need when they first walk into their new home. It’s especially helpful when they’re moving in from out of the area and their stuff hasn’t arrived yet.

These clients are moving into Auburn Valley, and their furniture won’t be here for another couple of days, so along with their welcome package, I dropped off a couple of air mattresses to help get them through the first few nights.

And while I was there, I had to mention that I have a new listing coming up right in the same neighborhood.

For me, handing over the keys isn’t the end of the relationship. I want my clients to know they can still call me after closing, whether they need a contractor recommendation, have a question about the house, or apparently need somewhere to sleep.

This is the part of real estate you don’t always see on Instagram.

The home inspector found a plumbing issue at one of my listings, so I’m meeting the plumber out there to figure out what’s going on, get it fixed, and keep the deal moving toward the closing table.

Problems come up in real estate. That’s just part of it. I actually love this side of the job. Find the problem, figure out the solution, get the right people involved, and keep things moving.

A big part of my job isn’t just getting a home under contract. It’s getting it all the way to closing.

July was a busy month, and I’m incredibly thankful for every client who trusted me to be part of their buying or selling journey this summer.
