Start with comparable homes that closed. Then look at the differences: condition, layout, lot usability and updates. Even houses on the same street can need a different pricing conversation.

Drive from the house to the places you actually go. Try the trip at your usual time. Check the driveway and parking. Test your phone inside, and ask internet providers about that exact address.

Then walk through the rooms like you’re starting an ordinary day. Where do the shoes go? Where would you work? Is there room for the things you use?

Keep this checklist handy while you’re looking around Nevada City, Grass Valley or Alta Sierra.

What are homes actually selling for around here?

Here’s the August snapshot for single-family homes in our three local MLS areas:
• Nevada City: $560,000 median sold price · 18 sales
• Grass Valley: $496,000 · 17 sales
• Alta Sierra: $594,000 · 11 sales

Those are medians, not price tags for every home. With 11–18 sales in each area, the mix of homes sold matters. Your home’s condition, location and comparable sales deserve a closer look.
