A “Statement of Information” is crucial for your clients to fill out at the start of every transaction through escrow! Especially if your client has a common name. Their full Legal Name, Social Security #, Employment and Past residences are asked so that we can verify that specific liens or judgements do or do not belong to the Individual & Property in question.

Throwback to last September when I took a fantastical Food Walking tour with @romeoandjulietguide in Verona, northern Italy 🇮🇹 and met this lovely couple who are now good friends.
The tour started at 10am. I’m not a morning person, sometimes grouchy.. especially after too much Italian Vino, Limoncello & Spritzers the night before. The very friendly and pleasant Julie @jbratton1031 & I do the usual, “Where are you visiting from?” We are both originally from LA. “What do you do?” Both in Real Estate. Turns out Julie is with Old Republic 1031 Exchange and Mark is with @colliershawaii. We have many mutual contacts.
They have relocated to Honolulu, Hawaii for the past 20+ years. We continued the fun (the eating and drinking 🍷) through the night in Verona and met up in the Venice canals days later. And got to see them a few months back for Sushi 🍣 in Waikiki.
The world is small, especially Kindred Spirits. Can’t wait to see you 2 again soon!! 😘
You can get to Puerto Vallarta on just a 2.5 hour quick nonstop flight from LA. Located in the state of Jalisco, it’s a lot more chill and rustic compared to Cabo or Cancun. Whether you love the high-end resorts or the hippie treehouses, there is something for everyone. And a lot less expensive to travel through!
Oh, and Jalisco is known for it’s Mezcal! So tasting and drinking is in place 🐛

I love traveling the globe but I also love my home state of California. There is so much to explore in this gorgeous coastal state with year round sunshine, gorgeous beaches and socially conscious friendly folks. This is a photo captured New Years Eve in 2009 at Big Sur as I did the drive from LA up to San Francisco.
I will gladly pay the higher taxes to live in this state forever. ☀️

The second most useful Tech Tool we offer is “Ticor Agent”. It’s a nifty app to help you compute closing costs within seconds. Typically you’d have to request this type of breakdown from Escrow officers which can take several hours. With this useful app on your phone & iPad, you can do it on your own! Especially on weekends and at Open Houses.
You can compute Seller Net to Close, Buyer’s Closing Costs or Refinance Costs. In addition, there are ready made fliers you can use at your open houses!

Besides serving the LA County Real Estate Market for the past 14 years, I have had the pleasure of meeting Real Estate Professionals from all over the United States.
The Asian Real Estate Association of America (AREAA) @areaagla is a Non-Profit organization I’ve volunteered with since 2009. It started as a movement to educate, assist and encourage Asian-American Homeownership. Many immigrants with language barriers are intimidated in the whole Real Estate buying process. Some have been cheated from shady “professionals”. AREAA and other orgs like @nahrep seek to lift the underserved through free Educational Community Seminars and annual conventions to continue Real Estate education.
Since, it’s evolved into an international organization, holding Trade Missions throughout Asia, Europe and most recently in Dubai. AREAA also has an annual Policy Day where they meet with Policy Makers in DC.
We serve and there is no shortage of fun. This photo was taken in 2013 at the AREAA Global Summit in Honolulu with the @areaaedge (Young Professionals) crew.

On May 24, 2017 we approached the TRACI COATS office of TICOR TITLE together with Mr. Hernando Hernandez DL 07226039 phone 661-281-4010 in order to make a transaction of sale of a land located in 812 Lewis St. 93307, (land I acquired about 7 months ago and all the papers were made at TICOR TITLE and I took 10 days) and we talked to Erika (who speaks Spanish) and she told us that we would play a compromise role to make the Sale with prices and simple details and we will send you no matter the medium (messanger or photos), it was done and sent (photo 1), and told us to take about 3 or 4 weeks to scroll and maybe less already Which was land without services or debt. The days passed, called weeks, to electronic mail a few days ago (photo 2) to realize the sale, and Miss Erika gave us excuses and more excuses and although I told her that I was bankrupt and urged money because I did not I have work and a disabled son. Well today July 10 Mr. Aldo Hernandez sent me a message (photo) telling me that I no longer wanted the land for all the time spent, almost 45 days and had bought a house. I'm really in with only 50 dollars in my pocket taking care of my son deshability and the plans to invest that money are gone. I will consult lawyers to see how they guide me in this. Note: You will have to see this with that I originally talked to the broker who sold me this land and that I took this place to sign the papers and commissioned me sell the land and I was going to cost a fortune the expenses (almost 3000) And I told him that for my side I would offer it and so it was my ads called me 30 people and at least 4 went to see it and the ads of my brocker just arrived 1, then I got in client and I told the brocker to take it Of the market and got annoyed. I suppose they are friends of those who work at TICOR TITLE
