Buying new construction? Don’t skip your own agent.

That builder rep in the model home works for the builder…not you.

Here’s why it matters:

✔️ You get your own advocate
✔️ Help negotiating incentives, upgrades, and timelines
✔️ Guidance through builder contracts (they’re not standard)
✔️ Support all the way through inspections and closing

SOLD 🎉

I recently read this line: “You’re more likely to make friends out of clients than clients out of friends.”
That hit home, because these clients are 100% friends now.

We’ve been working together since September, and I honestly can’t tell you how many properties we toured, but it never felt like “work.” Lots of laughs, lots of stories, and then a few more laughs.

A few quick highlights:

Decluttering Before a Move: Mistakes to Avoid

Moving is stressful, and one survey found 46% of people said it felt more stressful than a divorce.

If you’re getting ready for a move, decluttering helps a lot, but these 3 mistakes will slow you down fast:
1. Starting too late
2. No clear goals or timeline
3. Trying to tackle the whole house at once

A simple game plan that works, start early (think 8 weeks out), go room by room, and use the “Core 4” approach: clear out, categorize, cut out, contain. Also, give yourself extra grace with the kitchen, it’s usually the toughest room to sort and pack.
