Cape Cod home prices are up—but what does that mean for YOUR next move?

If you’re selling, these numbers offer useful perspective, but a 4% increase doesn’t automatically mean your home’s value rose by the same amount. Your location, condition, presentation and competing listings help determine where you should price.

If you’re buying, the median isn’t a starting price or a spending target. Focus on homes within your comfortable monthly budget, including taxes, insurance and maintenance.

And if you need to sell before buying, planning both moves together can help ease the worry of “Where will I go?”

What is the biggest unanswered question keeping you from moving forward: what your home could sell for, what you can comfortably afford, or how to coordinate selling and buying?

Share below—or message me privately. Let’s start with the question that matters to you.

DECLUTTERING WITHOUT LOSING YOUR MIND: SOMETIMES THE HARDEST THING TO MOVE ISN'T THE FURNITURE.

It's the memories.

The dining room table where your family gathered for holidays. The boxes of photographs you haven't opened in years. The children's belongings that somehow never left the attic—even though the children moved out decades ago.

I've learned that one of the most overwhelming parts of selling a home isn't always pricing, paperwork, or finding the next place to live.

It's deciding what to do with a lifetime of belongings.

For homeowners throughout Cape Cod, particularly those who have lived in their homes for 20, 30, or even 40 years, preparing to move can feel like an enormous undertaking.

Where do you begin? What should you keep? What should you give to family? And what do you do with everything else?

My advice? Don't begin by trying to empty the house. Begin by making one manageable decision at a time.

Start with the spaces that hold the least emotional attachment. Give yourself permission to keep meaningful things. And remember that you don't have to tackle the entire process alone.

There are professionals who can help organize, sort, donate, pack, and coordinate a move. Sometimes the most valuable part of preparing a home for sale is simply having a thoughtful plan—and someone to help you through it.

In my latest Upper Cape Intelligence article, "Decluttering Without Losing Your Mind," I explore how to approach this emotional and practical part of moving without becoming overwhelmed.

Because moving forward doesn't mean leaving every memory behind.

I'm curious: What's the one thing in your home you know you should part with—but just can't bring yourself to let go?

Pumpkins, a dog parade, and a village dressed for fall—there’s so much to enjoy at Osterville Fall Fest! 🎃🍂🐾

Mark your calendar for Saturday, October 10, and head to Main Street in Osterville for a day of community fun.

Explore creative scarecrow displays, fall decorations, pumpkin patches, local vendors, and harvest treats. The day kicks off with a dog parade through the village!

While you’re enjoying the festivities, stop by Sotheby’s International Realty at 851 Main Street, where we’ll be giving away sugar pumpkins. It’s a lovely opportunity to say hello and connect with our local team.

Bring a friend, gather the family, and enjoy autumn in Osterville!

The hardest part of a real estate transaction? Sometimes, it’s saying goodbye.

When you’ve spoken with someone almost every day—sometimes several times a day—you get to know much more than their house.

You hear their worries. You share a laugh when they need one. You help them work through decisions that feel overwhelming, and little by little, a relationship grows.

Then the house sells, the keys change hands, and those daily conversations suddenly quiet down.

One of my clients told me that after her home sold, she felt lonely because she no longer had a reason to call me every day.

Her words stayed with me. I missed our conversations, too.

I don’t believe relationships should have a closing date.

We can still call to catch up, share family news, or simply ask, “How are you settling in?” Staying connected matters to me because the person who trusted me with such an important chapter still matters after the paperwork is finished.

My most meaningful friendships have begun with a home sale or purchase. Those lasting connections—and the friends and family my clients entrust to me—are the heart of my business.

Have you ever worked with someone who became a friend long after the business was finished? I’d love to hear your story.

What makes a Cape Cod home worth more?

It's not always the extra bedroom.

Sometimes it's the water you can see from the kitchen.

The outdoor shower after a morning at the beach.

The ability to walk into the village for coffee.

A quiet street.
A harbor nearby.
A great golf course.
A boat waiting at the dock.

Those things may not fit neatly into a spreadsheet, but they absolutely become part of how buyers experience value.

That's what I'm exploring in this week's Upper Cape Intelligence article:

The Psychology of Pricing: Why the Right Price Is About More Than the Number.

When we talk about pricing a home, we naturally talk about comparable sales and market data. But there is another side to the conversation: perception.

What does the price make a buyer expect?

And when they see the property, does the home deliver on that expectation?

On Cape Cod, where people are often buying a lifestyle as much as a home, I think that distinction is particularly interesting.

I've shared my thoughts in this week's article—and I'd love to hear from you:

What is the one feature or feeling that makes a Cape Cod home feel truly valuable to you?

UPPER CAPE INTELLIGENCE Real Estate • Lifestyle • Perspective By Cheryl Nightingale There is a moment in every home sale when a very large number becomes very real. The seller looks at the proposed price and thinks, Is this really what my home is worth? The buyer looks at the same number and thi...
