But no seriously. Would it surprise you to learn that it’s not uncommon for us to talk to someone who tells us they don’t have an agent, we drive 30/45/60+ minutes.

Spend time showing a house, only for them to decide to let us know that they actually DO have an agent that just wasn’t available that day? Oh but don’t worry, they’re not open to alternate representation. ☠️ 💩

I can’t speak for everyone, but I can say I’m going to do my best to earn your business. If I am not the right fit, totally cool! I have a bunch of team members you can check out or, we can part ways. But let’s start off on the right foot.

I point blank ask everyone who requests a tour with me if they are already talking to, touring with, or have signed an agreement with an agent. Let’s just be honest with each other. 🙏

Today, I didn’t even look at my work phone until 9:45am because I was at the gym and then supporting one of my kids at a school event. 👀 😱

Hi!! I’m Jess. 🫶 I believe in continuing education, contract knowledge, market data, and controversially - I believe in work boundaries.

I have a separate work phone that goes away during family time. That has DND setup from 7pm-9am. And yet, my clients still persistently provide feedback that I’m available, communicative, and supportive.

Today I was honored to receive Rookie of the Year on my team. The point? You CAN be an awesome Realtor AND have work/life balance. And as a client - you CAN work with an awesome realtor who sets guardrails around availability and still fiercely represents your best interests. 👏

Reason # 1,63748,48383 you need to work with a knowledgeable realtor. Not just a licensed human.

The response from the listing agent? They’ve never had an issue with these contractors before…. No boo boo you have, but other clients/agents didn’t catch it. Which stinks for them.

And before you start crying that the seller didn’t know - we notified their agent. R E P E A T E D L Y. We asked for them to use a different contractor. Multiple times. It was a choice.

Foods for thought…

1. A VA loan assumption opportunity creates a lot of buzz - offering to leave your entitlement behind with the house, therefore allowing anyone to assume the loan, may be worth a discussion.

2. FHA loans can be assumed. Just like with the VA, there are stipulations. However, again, if it helps sellers sell, and buyers buy, then I think that we as an industry are failing to explore this option for more people.

Me too boo boo. 👻 Me too. Unfortunately, that’s just not how (real estate) life is probs going to work.

If you want to have your cake and eat it too, you might need to make some of your own concessions. Renting out your existing home can be a great option (talk to your lender), when done carefully. Did you know our area has a need for temporary furnished housing for traveling nurses? They often would like a 90 day stay. That would get you close to the spring market timeframe right now! 👀

If you’ve lived in your home at least two years, you might have a three year rental runway before worrying about additional taxes (talk to an accountant).

Let’s get creative so you can have the house that gives you all the things, and still sell when the time is right.

🙌 Finally some GOOD news! 😂 Ya’ll are buying homes NEXT week. I’m manifesting that ish right here, right now. LFG!

In all seriousness, the market is in a prime position for making a reasonable offer below less price. Maybe getting some seller concessions (a.k.a. money from the seller) to buy down your rate either permanently or in a two – one buy down.
