Inventory Remains Tight: Higher borrowing costs mean many homeowners are holding onto their current low rates rather than listing. New listings dropped by over 20% in Delaware and Chester counties.

Overpricing Is Backfiring: Sellers who price ahead of the market are hitting a wall—Montgomery County saw a 18% spike in canceled/withdrawn listings this week as buyers refuse to overpay in a 7%+ rate environment.
