Maryland and Federal laws are changing quickly for landlords due to the Covid-19 pandemic. Know your rights and obligations to protect your interests.
** The stay for residential evictions was lifted on Saturday, July 25th, 2020, in Maryland.
** On or after Saturday, July 25th, 2020, Maryland courts will begin processing warrants of restitution for failure to pay rent cases pending or already authorized prior to March 16th, 2020.
** The Evictions Order of Maryland requires landlords to file a CARES Act Declaration of Compliance by July 27th, 2020, for any failure to pay rent filings made between March 27th, 2020 and June 3rd, 2020, or the complaint will be dismissed without prejudice.
** Failure to Pay Rent complaints filed from June 4 through August 24 must also be accompanied by a Declaration of Compliance with the CARES Act form.
** Failure to Pay Rent complaints filed between July 25th, 2020 through August 24th, 2020 must have a Declaration of Compliance form or they will not be accepted.
