Keep your pets protected! The Atlantic City Health Department will host our second free rabies vaccination clinic of the year on:

📅 Saturday, September 26
⏰ 9 AM–1 PM
📍 Dog Park at Altman Park, 101 Pacific Ave.

The clinic is first come, first served.

🐶 Dogs must be on a leash, and aggressive dogs must be properly muzzled.
🐱 Cats must be in a closed carrier or basket.
📄 A previous immunization slip is required for the 3-year duration of immunity.

🔥 𝐇𝐨𝐭 𝐭𝐚𝐤𝐞: If you see a home sitting on the market for more than 30 days, it’s not bad luck. It’s data.

In most cases, the market told the seller the truth within the first two weeks—but nobody listened.

Here’s what sellers should be watching:

How many showings is the home receiving each week? If it’s getting plenty of online views and saves but very few showing requests, buyers are finding the listing—they’re just rejecting the price before they ever walk through the door.

𝐇𝐢𝐠𝐡 𝐯𝐢𝐞𝐰𝐬 + 𝐥𝐨𝐰 𝐬𝐡𝐨𝐰𝐢𝐧𝐠𝐬 usually means the home is overpriced.

But price isn’t always the problem. If a home receives many showings but no offers, buyers may be reacting to something else—location, condition, layout, or a feature they didn’t fully understand until they visited.

Different problem. Different strategy.

That’s why I track the numbers and buyer feedback from day one. The longer a home sits, the more buyers start wondering what’s wrong with it. Then the seller begins chasing the market with small price reductions—and often ends up accepting less than they could have received with the right strategy from the beginning.

A home that isn’t selling doesn’t necessarily need another open house.

Real estate isn’t only about selling homes. It’s about consistency, relationships, follow-up, learning the market, helping buyers and sellers through big decisions, and staying committed even when results don’t happen overnight.

Most buyers don’t realize that if you go under contract in August and close in September, your first mortgage payment usually isn’t due until November.

When you close, you pay a little extra money upfront. This covers the rest of that month. So your next payment doesn’t start until the month after that.

It’s a small detail, but knowing it ahead of time can make it much easier to plan your budget and moving expenses.

There are so many parts of buying a home that no one really talks about until you’re in the middle of it. I always try to explain those things before they become a surprise.
