Far too often, even as recently as this month, I've noticed sellers making THIS costly mistake.

Against my gentle encouragement, they price their home too high just to 'see what happens.'

And almost always, I can tell you exactly what happens from there. (And it isn’t happily ever after).

Hear me on this.

When your home is overpriced, it sits on the market much longer than necessary. Buyers get deterred, assuming something is wrong with the house or that the sellers aren’t serious about selling.

After weeks with hardly any traffic, the inevitable price drop happens.

But by then, the excitement has worn off, and your home gets passed by, so it keeps on sitting, soaking, and souring.

Not exactly the outcome anyone wants when selling their home.

The good news is it doesn’t have to be this way.

By finding an agent who knows your neighborhood and taking to heart their CMA-backed pricing recommendation, you’ll watch your home and its next owner drive off into the sunset arm in arm.

Are you curious about your home's value this fall? Send me a DM with your address, and I'll pull together a complimentary CMA report. No obligations, just valuable insights to show you what your home is worth.

One of the biggest myths I see first-time buyers fall for is the idea that your first home needs to be your forever home.

But the truth is, your needs and priorities will likely change over time, and it's okay to embrace that.

Instead, think of your first home as an investment in your future — a small step stone toward your dream home or your next investment property.

Let's talk about your unique goals and create a home-buying plan that makes sense for you.

Can I get real with you for a minute?

As a real estate agent, I know that finding the perfect home can be an emotional journey. It's not just about finding the right number of bedrooms or the perfect neighborhood; it's about finding a place that feels like home.

But here's the thing: that journey can be tough. There are so many ups and downs along the way, from the excitement of finding a great property to the disappointment of losing out on a bidding war.

That's why I want to remind you that it's okay to feel all the feels. It's okay to get attached to a property and be disappointed when it doesn't work out. It's okay to feel overwhelmed by the process.

But most importantly, it's okay to ask for help. As real estate agents, we're here to guide you through the process and be your support system along the way.

So don't be afraid to reach out, ask questions, and lean on us when you need to. We're here to help you find the home of your dreams, and we can't wait to share in your journey!

Read this if you're thinking about buying or selling a home this summer. ☀️

The summer housing market is heating up, so whether you’re buying or selling, It's time to prepare now for what lies ahead.

Here's a glimpse of what to expect if you're diving in:
- A more active selling season than spring, with sales likely ticking up by 5% compared to the first 3 months of the year.
- While sales may increase, inventory will likely stay limited as current homeowners sit tight and rates remain high.
- That's not all... Some analysts predict that rates will level off in the 6% range as inflation eases, slightly boosting affordability for buyers.

Here's what that means for buyers:

- If you find a home you love, act quickly and make the strongest offer you can. Consider a large down payment or purchase with cash if possible.
- One more tip: While you can’t control prices, you can improve your chances of getting the best rate by improving your credit score now. Three quick ways? Pay your credit card balances down, ask for higher credit limits, and review your credit report for errors.

And what it means for sellers:
- While prices have cooled from the previous year’s highs, you will likely receive multiple offers IF you price your home competitively.
- That said, you’ll definitely want to work with an experienced agent to manage offers and maximize your sale price.

We might not know exactly what is going to happen to the housing market this year … if things will slow down or remain steady -- but the one thing we do know is that if your house isn't on the market, we can't sell it!

If you're thinking about selling, but you're on the fence, let's do a quick consultation... with no strings attached!

I can pull a comparative market analysis and get an accurate valuation of your property, or you can give me a quick tour of your home so I can make some recommendations on things like staging to prepare your home to go on the market.

I'll never try to pressure you into anything, but there a lot of buyer demand right now so preparedness is key! DM me if you'd like to schedule that chat and we can take it from there.
