Episode XIII - Chris Hale
Hi, I’m Chris Hale. I have been living in the Houston area for approximately thirty years; Houston is where I want to be. My partner, children and I currently live in the League City. I am a trained LPC (psychotherapist) but have been a full time real estate investor for four years. My training comes in quite handy in building relationships with my sellers and tenants. My real estate investing career began with the purchase of a 31 unit apartment complex in Baytown. This was a value add asset that I repositioned in 2 years almost doubling my money. To assist in this endeavor I joined the HAA and became certified as an IROP (independent real estate owner professional). From acquisition, rehab, tenant turnover (increase in SES clientele), bookkeeping to sales of the asset, all my responsibility, my experience, grew exponentially. During the time the asset was stabilized and prepped for sale, I invested passively in six other multi-family deals and began my single family investment career. Because all of my multi-family investment is passive, all my time and attention is on my single family investment growth.
I currently have six rental properties scattered throughout the Houston and surrounding areas. The oldest I acquired 3 years ago and I am on the third lease of that tenant. Screening is key!! I have flipped five single family properties, making a profit on all and I am currently in the rehab stage of my sixth. I thoroughly enjoy all stages of the BRRR strategy – buy, rehab, refinance and repeat even when I only do the buy, rehab and sale for a flip. It’s so much fun and quite profitable.
