LAist Article Quotes GLAR Members on Rising Age of First Time Homebuyers

GLAR President Chris Duff and affiliate member Vivian Chen were quoted in a recent LAist article about the rising age of first time homebuyers in California and the challenges faced by first time buyers trying to transition from renting to owning. The article covers market conditions, programs available for first time buyers, and legislative solutions under consideration in Sacramento.

“We've really closed the revolving door when it comes to that first-time homebuyer getting a small one-bedroom or two-bedroom condo and then moving up as their life circumstances change,” said Duff, the Greater L.A. Association of REALTORS® president. “Since we're not building that construction, we don't have that inventory.”

📊 July Market Stats Report: Los Angeles condominium prices declined for the fourth consecutive month in July, while rents remained unchanged, signaling a potential opening for buyers who may have assumed homeownership was out of reach.

The median condominium sale price fell to $675,000, down $24,000 - or approximately 3.4% - from April. Condominiums spent a median of 32 days on the market, compared with 26 days in April, suggesting buyers may be facing less competitive pressure.

Single-family home prices remained relatively steady, with a median sale price of $1,050,000 and a median of 16 days on the market.

Meanwhile, the median monthly lease price held at $3,800 for the second consecutive month.

The takeaway: While renters continue paying roughly the same amount each month, declining condominium prices may be creating a more attainable entry point into homeownership for some Los Angeles buyers.
