On November 2, 2026, Fannie Mae and Freddie Mac will retire the appraisal forms agents have known for decades, including the 1004 and 1073. In their place: a single, dynamic, data-driven digital report under the new UAD 3.6 standard. It is the biggest change to residential appraisals in over 20 years, and it will change how your deals move from contract to closing.
