This one is a little different but I will let Patino tell you all about it. This has been a fun one, this is my second rural property and I will say each one is a little different because how you buy these properties matter.

If you're looking for a rural property your Realtor should know what the requirements are for the type of loan you plan to use...such as an FHA or VA. Does Acerage play a factor in FHA or VA value? Have your well inspected, know the water rates and test for any contamination. Is it a cistern or river feed water supply? Do you know how you get heat? or hot water? Did you have the seller's get the septic inspected with a county certification? Is it a HUD home? Than you'll need foundation certification and potentially a v***r barrier. How will you get electricity, natural gas/propane, or even internet?

These are all things that matter when you want to live out here, so if you know someone looking to buy vacant land or a rural property but don't know where to start, tell them to give me a call and I would love to be of service!

Every once in a while you run into someone who feels like family. Every interactions feels like you are talking to your Mom or your Mom's best friend. I'm working at staying on-top of the Social Media posts but I have been staying busy! Our family finished up the school year than Amber and I got to show our 3 amazing kids a few beautiful parts of our country!

Before we left though, my client closed on their perfect family home taking advantage of their VA benefits. This family went through a roller coaster of emotions during our time searching for their home. We lost out on 4 homes before we found this Gem, what made me happy is it worked in our favor because of all the homes this was hands down their favorite. My clients were decisive and went all in on this home, we saw it day 1 on the market and had an offer submitted that evening!

Congratulations to my clients and I am very excited to see you turn this house into a home!

Officially closed on my 1st deal with NAV Real Estate!

My clients were absolutely amazing, when they decided to put in an offer on the home I called the selling agent and she told me "We currently have verbal Yes on an all cash offer, so I wouldn't bother sending in an offer." My response to her was basically this, an offer has not been accepted so I will talk with my clients and submit an offer. My clients and I met face to face and discussed the offer they wanted to put in. We put it in and 48 hrs later we got a call saying congratulations your offer has been accepted. Best of all we did not go over the asking price!

Thank you to my clients for this experience and thank you to the team that helped get them approved and into their new home! Salute Home Loans and Sam for your detailed and attentive work, even after all those congressional meetings! Thank you to Savage Home Inspections and Cory Savage!

Most of all thank you to my wife, Amber Patino, for making sure I was able to be available to meet their every need and helping me to provide my clients with an awesome house warming gift.

Congratulations to my clients, they have been amazing through this whole process and we did a lot of work to compete and win to get under contract. It's a Team win when we get under contract, now this is where the real work starts. Where Lender, Salute Home Loans, Agent, and Clients execute the contract.

When I represent buyers it's my job to coordinate inspections, communicate with the Seller's Agent, talk with the lender to get the appraisal scheduled, advocate and negotiate the best deal for my clients. NAV Real Estate and I have a vast network of home inspectors and professional contractors who ensure your new home is ready to occupy!
