Evictions are probably one of the least enjoyable parts of what we do in property management. Nobody wins when things get to that point, not the property owner and not the tenant.
But sometimes they happen, and I think it’s important for both landlords and tenants to understand that eviction is a legal process. A landlord can’t simply change the locks and a tenant can’t simply ignore what’s happening and hope it goes away.
In Texas, it generally starts with a Notice to Vacate. If the issue isn’t resolved, the landlord can file an eviction case in Justice Court. Both sides have an opportunity to appear and be heard, and the judge makes a decision.
If an appeal is filed, the case can continue through the court system. And if the landlord ultimately prevails and the tenant still doesn’t leave, a Writ of Possession may eventually be issued and carried out by the appropriate authorities.
After years of managing rental properties, one thing I’ve learned is that communication early on can make a huge difference. If you’re a tenant struggling with something, communicate with your property manager. We can't navigate the situation if we don't know a situation exists. If you’re a landlord, document everything and follow the proper process.

🚨 PLEASE BE CAREFUL WHEN LOOKING FOR RENTAL HOMES ONLINE! 🚨

A client sent this to me today, and I wanted to share it because this is exactly how people get taken advantage of.

Someone on TikTok is advertising 815 Heritage Dr. in Navasota for $800/month.

This is our legitimate rental listing, and the actual rent is $1,850/month. The person advertising it for $800 is NOT affiliated with our company and is directing people to a different phone number.

What surprised me most was that the TikTok account has more than 1,800 followers and thousands of views. Please don't assume an account is legitimate just because it has followers, likes, or professional-looking photos.

🏠 If a rental price seems too good to be true, STOP and verify it.

Before sending anyone money:
• Search the property address online and compare listings.
• Verify the Realtor or property management company.
• Call the brokerage using a phone number you independently find.
• Never send a deposit just because someone says other people are interested.
• Never give your Social Security number or banking information to someone you haven't verified.

These scammers aren't always creating fake houses — sometimes they're stealing REAL listings, REAL addresses and REAL photos.
