Proof over promises.

When Andrew Bossard desperately needed help selling and buying a home, he found Ficzner Group through our Fish Radio ad. Here’s what he shared after working with Mike and Sarah:

“Mike and Sarah are the best. Very knowledgeable and always there to answer questions. Made selling and buying very easy on me. I would recommend them to anyone looking to buy or sell a home. Two thumbs up!”

We’re grateful for Andrew’s trust and for the opportunity to make a complicated season feel a little easier.

If you’re thinking about buying or selling and want clear communication, practical guidance, and a team that stays available, we’d be happy to talk.

Cleveland is showing why Northeast Ohio continues to attract attention from homebuyers, investors, and relocating physicians.

In July, Cleveland ranked 7th in the U.S. for home appreciation, with the median home price rising about 4.1% year over year: outpacing the national increase of 2.6%. At roughly $279,000, Cleveland also remains one of the most affordable major metros in the country.

That combination matters:

For relocating physicians, your money may go further here while your home builds equity at a strong pace.

For Northeast Ohio homeowners, rising values may mean increased equity and new opportunities: whether you are considering selling, investing, or simply planning ahead.

Real estate decisions are personal, and the right strategy depends on your goals, timeline, and property. If you are relocating to Ohio, buying or selling locally, or wondering what your home may be worth, let’s start a conversation.

July 2027 may feel far away, but for physicians signing employment contracts this fall, the housing timeline is already underway.

The offer letter is not just a start date. It can begin the process of:

• Planning around credentialing and relocation
• Exploring communities, commute times, and schools
• Connecting with physician mortgage professionals
• Using a signed contract to pursue mortgage pre-approval, when permitted by the lender
• Comparing closing timelines before your move-in date

Physicians who start early usually have more options. Those who wait until spring may face fewer homes, tighter timelines, and unnecessary stress.

At Ficzner Group, we help physicians and their families coordinate the full relocation picture nationwide, with hands-on local expertise in Northeast Ohio. Our goal is to make the process clear, practical, and manageable from contract signing through closing.

If you signed: or expect to sign: a contract for a July 2027 start, have you started planning your housing timeline yet?

A 48-hour house-hunting trip should be for deciding, not browsing.

If you are a physician, resident, or fellow relocating for a new role, do the virtual work before you fly in:

• Map the commute to the hospital during your actual shift times.
• Confirm school district boundaries and family priorities.
• Narrow the search to three to five serious homes.
• Ask a local agent to preview properties and send honest video walkthroughs, including the drawbacks.

Then structure the trip with purpose:

Day one: Tour the top neighborhoods and the two strongest homes.

Day two: Make decisions, revisit your leading option, and see backup homes if needed.

Keep one deliberate buffer in the schedule for a second look. That extra visit can make the difference when a home feels right, or reveals something you missed.

Also, line up mortgage pre-approval before the trip. A physician mortgage or qualification based on a signed employment contract, where permitted, may help you move quickly when the right home appears.

The goal is not to see everything. It is to arrive prepared, focus your time, and leave with a clear next step.

Ficzner Group helps physicians and their families plan relocations nationwide, with hands-on Northeast Ohio expertise for buyers, sellers, and families making their next move. If a relocation or house-hunting trip is ahead, we would be glad to start a conversation.

A relocation package can look generous on paper, and still leave important gaps.

Before signing your employment contract, ask:

Is the benefit a lump-sum payment or reimbursement for approved expenses?

Will the payment be taxable, and how will it appear on your pay statement?

Is there a repayment or “clawback” if you leave the practice or hospital early?

Does it cover temporary housing, storage, travel, and house-hunting trips?

If you and your family are moving between two states, are both ends of the move covered?

What happens if the sale of your current home does not close on time?

Are there spending caps, deadlines, required receipts, or pre-approval rules?

Also ask when the money will be paid. A reimbursement that arrives weeks after closing may not help with upfront moving costs.

Relocation benefits vary by employer, and tax treatment can depend on your situation. Ask the employer’s HR or relocation contact for the details in writing, and consider speaking with a tax professional before making decisions.

At Ficzner Group, we help physicians, residents, fellows, and their families plan the full relocation picture, from timing the sale or purchase of a home to finding trusted physician mortgage professionals and referral partners nationwide. We also provide hands-on local expertise in Northeast Ohio.

Have questions about your relocation package or timeline? We would be glad to help you think through the next steps.

Fall can be a smart time to buy a home: especially if you value thoughtful timing over rushing into a crowded market.

As fall settles in, buyer competition often eases. Some sellers are also motivated to reach an agreement and close before the holidays, which can create opportunities for buyers who are prepared and flexible.

For relocating physicians, a fall purchase may still line up with a winter or early-year start date. With the right plan, there may be time to coordinate financing, inspections, the sale of an existing home, and the move without trying to handle everything at once.

For Northeast Ohio buyers, fall can offer a calmer pace for evaluating neighborhoods and making a confident decision. Sellers can also benefit from a clear strategy focused on realistic pricing, strong presentation, and the timing that best fits their goals.

Every market and situation is different. At Ficzner Group, we help coordinate the timing, financing connections, and details so you can see the full picture before making a decision.

Are you thinking about buying, selling, or relocating before the end of the year? Let’s start with a conversation: no pressure.

September is peak physician moving season.

Many residents, fellows, and attendings who started new roles in July are now discovering that the rental, commute, or temporary housing arrangement they chose may not work long-term.

Before making your next move, keep this practical checklist in mind:

1. Start loan paperwork early. Physician mortgage underwriting can take time, especially when your financing is based on a signed employment contract. Getting the process moving early gives you more options and fewer last-minute surprises.

2. Test the real commute. Drive it at the time you will actually be traveling: not just on a quiet weekend. Also compare neighborhoods, schools, services, and daily conveniences before choosing where to live.

3. Plan closing around your start date. Your ideal home, closing date, and employment timeline may not line up perfectly. Temporary housing can provide a useful bridge while your financing, closing, and move come together.

At Ficzner Group, we help physicians and their families compare communities, plan relocations, and coordinate loan and closing timelines nationwide: with a local focus in Northeast Ohio.

A well-planned move can make the transition into a demanding new role much easier. What part of a physician relocation has been the most challenging for you?
