Common Closing Day Myths

Myth #1: Closing should only take a few minutes.

Reality: Every closing is different. Taking the time to carefully review and properly sign your documents helps ensure everything is complete and keeps the process moving smoothly.

Myth #2: If I have a question about my loan, the signing agent can answer it.

Reality: A loan signing agent can explain the general purpose of each document and guide you through the signing process, but questions about your loan terms or numbers should always be directed to your lender or title company.

Myth #3: Missing one signature isn't a big deal.

Reality: Even one missed signature, date, or initial can delay funding or require documents to be signed again. That's why attention to detail is so important.

Every successful closing is a team effort, and it's always a privilege to work alongside title companies, lenders, escrow professionals, and Realtors to help make each closing as smooth as possible.

I can't believe we're already heading into another busy month for real estate!

Just a quick reminder that NEO Mobile Notary Services is still available for loan signings by appointment. While my availability is more limited than it has been in the past, I'm still happy to assist with closings whenever my schedule allows.

While my availability is more selective than it has been in the past, NEO remains active and continues to provide loan signing services throughout my core service area. I remain available for purchase, refinance, seller, HELOC, reverse mortgage, commercial loan, and property and escrow document signings as scheduling permits.

📄 Know Your Important Documents — Escrow Disclosure

One document borrowers often notice during a real estate closing is the Escrow Disclosure.

This document helps break down:
🏡 estimated property taxes
🛡️ homeowner’s insurance
💰 monthly escrow payments
📅 when payments are expected to be made throughout the year

It also shows the starting escrow balance collected at closing and the cushion lenders typically keep in the account for future increases or unexpected changes.

A lot of buyers are surprised to learn that part of their monthly mortgage payment is actually set aside separately for these future expenses.

While it may look overwhelming at first glance, the Escrow Disclosure is really designed to help borrowers understand where those numbers are coming from and how escrow is projected over the next 12 months.

📚 Not all notarizations are the same 👀

One of the most common questions I get is:
“What’s the difference between an acknowledgment, a jurat, and an oath?”

Here’s the simple breakdown:

✔️ Acknowledgment → You’re confirming you signed the document willingly.

✔️ Jurat → You must sign in front of the notary AND swear or affirm the information is truthful.

✔️ Oath/Affirmation → A verbal promise that what you’re stating is true.

A lot of people are surprised to learn there are actually different types of notarizations depending on the document being signed.

And yes… sometimes the hardest part is just pronouncing the word “jurat” 😂
