Cleveland was the 4th largest city in America in 1900.

Now? Almost no open land left - which is exactly why I hunt for infill opportunities like this.

Empty office buildings, unused church lots, scattered parcels next to what we already own. That's the play.

I don't just buy apartment buildings.

I buy someone's legacy.

Think about it.

That seller may have owned the property for decades.

It may have helped raise their family, fund their retirement, or build the wealth they'll leave behind.

When we close, their chapter ends.

And ours begins.

We get the opportunity to improve the property, support our team and their families, and create value for our investors.

That's what a great real estate transaction should do.

Create a win for everyone involved.

Every property has a before and an after.

We get to help write the next chapter.

We bought this building at 55% occupancy - half the tenants weren't even paying rent.

Filed evictions, dropped to 20 units occupied, renovated everything. New kitchens, baths, flooring, lighting.

Now we're 100% occupied, rents are up $300/month, and residents are leaving us 4.6-star Google reviews.

We bought this apartment building in June 2025.

Over the past year, we've focused on renovations, operations, and creating value.

Now we've officially brought the property to market.

It's been a great example of what happens when you buy right, execute the business plan, and stay disciplined.

We bought a 110-unit building with a dead boiler. Turned it on, found leaks everywhere. Spent six months chasing pipe failures unit by unit.

It's the same concept as flipping a house - just with 110 doors instead of one. Buy it broken, fix it all, turn it. Some problems don't show up until you start.

I don't just buy buildings. I buy someone's legacy - and get to write the next chapter.

This seller walked away with generational wealth for his family. The building now gets to take care of mine and my whole team going forward.

Most investors focus on the building.

Experienced investors focus on the income.

A new roof doesn't automatically create value.

Neither do renovated units or fresh paint.

What creates value is Net Operating Income (NOI).
Income minus expenses.

That's the number lenders, buyers, and experienced operators care about most.

The building is important.

But the income the building produces is what ultimately drives value.

Real estate value isn't about the building itself. It's about one number: net operating income.

Income minus expenses. That's what drives your exit - whether you're flipping, refinancing, or holding for cash flow.

And it all starts with rent.

Ron caught a safety issue most property managers miss.

Those parking lot drains sit way too low - one tenant already ripped the side off his SUV hitting the first one.

We're lifting them with concrete before someone else gets stuck with a repair bill.

One of the biggest reasons we've grown our portfolio isn't because of the deals we've bought.

It's because of the deals we've passed on.

We've turned down industrial deals.
Self-storage opportunities.
Flips.
And countless other investments over the last 15 years.

Not because they were bad deals.

Because focus matters.

The deeper you go in one asset class, the better you become at finding opportunities, creating value, and managing risk.

That's why we've stayed focused on apartments.

Not everything deserves a "yes."

Sometimes the most valuable word in investing is "no."
