Seven dwarfs. Seven wonders of the world. Seven deadly sins. Seven continents. Seven seas. Seven days in a week. And, of course, 007.

That’s a lot of famous sevens.

Apparently, the owners of 723 McCants Drive in Old Mount Pleasant are also rather fond of the number:

At this point, I’m surprised they didn’t price it at $7 million just to keep the theme going. Fortunately, they showed some restraint: $5.499M.

I love "Best Of" Lists. You know what I mean:

Best Underdog Movie: Rocky
Best 1970s Album: Rumours -- Fleetwood Mac
Best Sandwich Ever Invented: The Reuben (prove me wrong)
Best Excuse for Missing a Morning Meeting: “I have a colonoscopy.” Nobody asks a follow-up question.
Best James Island House Under $1 Million: 865 Evans Road.

Okay, I realize there is no definitive #1 list -- and roast beef on rye with lettuce, tomato, and mayonnaise is a perfectly good sandwich and strong challenger for the top spot -- but you're just going to have to trust me on the Best James Island House Under $1M.

Some highlights:

$780 million vs. $780,000.

I'm no financial advisor, but hear me out.

For approximately 1/1000th the cost of the new White House East Wing, you can own 2260 Forest Lakes Blvd in West Ashley--and this one actually comes with a lake.

Granted, the views of Forest Lake aren't nearly as expansive as the views of Lake America, and you're unlikely to throw a party quite as lavish as the gala events expected at the new East Wing. But this spacious 4 bed | 3.5 bath home can comfortably entertain 50 of your closest friends--inside, outside and down by the lake.

Better yet, you get to choose the guest list.

And while I can't guarantee that one of your friends won't double-dip a celery stick, the odds of a Russian diplomat with a greasy comb-over and a briefcase full of cash showing up uninvited are extremely low.

Beyond the politics, this is a heck of a house: 4 bedrooms, 3.5 baths, .43 acres, stylish updates throughout, a fireplace, two-car garage, mature trees and a backyard overlooking Forest Lake.

And here's perhaps the biggest difference between the two properties:

So if you're looking for water views, plenty of room for entertaining and considerably less Secret Service involvement, I think 2260 Forest Lakes Blvd wins this particular head-to-head.

If I taught a course in residential real estate in the greater Charleston area, there would be a few mandatory field trips.

Assignment #1: Put on your comfortable shoes and walk the length of Legare Street on the Charleston Peninsula in early May. Study the architecture. Enjoy the sweet scent of the blooming jasmine. Listen to the sounds of the Holy City. Try not to spend $8 million on a house.

Assignment #2: Walk Sumter Avenue through Summerville’s historic district, admire the homes and gardens of the “Flower Town,” then wind your way over to Hutchinson Square and Accent on Wine for a nice glass of red.

And then there’s today's assignment:

Spend an hour wandering through the tiny historic village of Rockville on Wadmalaw Island.

Walk beneath centuries-old live oaks dripping with Spanish moss. Admire the 19th- and early-20th-century homes. Wander down toward Bohicket Creek. Take in the water. Slow down a little.

Then make your final stop at 2518 Grace Chapel Road.

Built in 1922, this 3-bedroom, 2.5-bath, 3,077-square-foot home sits beneath those same magnificent live oaks, with heart pine floors, stained glass, soaring ceilings, a terrific staircase and water views from the front porch. Out back, there’s a half-acre lot practically begging someone to put in a swimming pool. And finally, there's today's $55,000 price reduction--the icing on an already very special cake.

I can’t promise this course will get you a real estate license. But the field trips are outstanding.

Class dismissed.

Back in college I dated Suzie Banks for a short time. I tried to find fault with her. I really did, but she was perfect--intelligence, great looks, a compassionate heart, and a dazzling personality. It's no wonder she eventually dumped me for a handsome med student. To add insult to injury, they're still blissfully married.

I only bring this up because 1585 John Fenwick Ln. on Johns Island is equally perfect and the home lacks NOTHING. It's the residential equivalent of Suzie Banks and, honestly, it's making me a bit uncomfortable because at every turn, there's another reason to love it.

Four bedrooms, four baths and 3,502 square feet. Two primary suites. A three-stop elevator. A striking Lowcountry contemporary exterior. A large screened porch overlooking the neighborhood pond. A heated saltwater pool. And you're just minutes from James Island and downtown Charleston.

Then there's the ground level, where 500 square feet of heated and cooled recreation space opens right out to the pool and includes a Lynx built-in grill. Ping-pong, football on TV, burgers on the grill, a dip in the pool--I'm not sure I'd ever bother going upstairs.

And should you actually decide to leave the house, The Preserve at Fenwick Plantation has two community deepwater docks.

So there you have it: Beautiful, smart, loaded with class & personality and seemingly without a flaw.

Come to think of it, Suzie Banks would probably love this house.

But I'm definitely not sending her the listing.

Let's face it. A five-bedroom coastal home leaves you dangerously exposed to unwanted houseguests.

Third cousins--the ones who are a little too "country." Your neighbor from that apartment complex you lived in back in 1999. Your son's old girlfriend--they broke up during COVID. And assorted friends and relatives who suddenly remember how much they've missed you the moment they hear the words "deep water" and "pool."

Five bedrooms? That's not a house. That's an invitation.

Which is why I'm beginning to think two bedrooms might be the ultimate luxury.

“With over 5,000 single-family homes currently on the market in the Charleston area, do you have a favorite, Henry?”

That’s what someone asked me last night as my wife and I were enjoying an after-dinner drink while on vacation.

So, naturally, I pulled out my phone.

I showed them two homes: one on the water and one off. They chose this one--and I can’t say I was surprised.

1885 Liberia Road on Wadmalaw Island.

Fifteen acres. A Lowcountry modern farmhouse. Barn. Guest cottage. Pasture. Pool. Greenhouse. Basketball court. And on and on and on.

Are they going to buy it? Well, that remains to be seen.

The $3M+ market may be just a tiny slice of the overall Charleston real estate pie, but if you want privacy, style, acreage and just about every bell and whistle associated with the good life in the country, this one is awfully hard to beat.

If you love '70s music, any "best of" album is surely going to include a few hits from the Eagles and Fleetwood Mac. Likewise, if you love '70s architecture in Charleston County, there's one community that keeps delivering hit after hit after hit--Snee Farm in Mount Pleasant.

I have absolutely no idea what I'd do with 43 acres.

But I'd very much like the opportunity to find out.

A few ideas come to mind.

Buy a tractor despite having no idea how to operate one. Set up a s***t range. Build a driving range and finally eliminate the excuse that I don't have enough time to practice my golf game. Put in a pool. Get some chickens. Maybe a couple of goats. Spend an unreasonable amount of money on a riding mower roughly the size of a Honda Civic.

And that's before we even get to the property.

The spectacular main house was built in 2018, with a guest cottage added in 2024. Together you've got five bedrooms and 4.5 baths, plus a pond, huge screened porches, outdoor cooking pavilion and enough elbow room that borrowing a cup of sugar from your neighbor may require transportation.

All of it sits on 43 beautiful acres less than an hour northwest of Summerville.

Would I know what to do with 43 acres?

Not initially.

But I'm a quick learner.

I had an out-of-state client recently ask me to drive him down the one street in Charleston that best represents why the world has an ongoing love affair with our Holy City.

I didn't hesitate. I took him straight to Lamboll Street, parked the car and said, "Let's take a walk."

Tucked between Legare and Meeting Streets, the short two-block stroll down Lamboll is truly a museum-quality tour of 18th- and 19th-century Charleston architecture at its absolute best.

And today, tucked down Little Lamboll Street, is a rare opportunity to actually own a piece of it.

Built in 1743, 3 Lamboll offers nearly 3,900 square feet between the main residence and attached studio, with grand rooms, high ceilings, beautiful hardwood floors, multiple fireplaces, double piazzas and a rooftop deck overlooking the historic peninsula.

Has every inch of the interior been brought into 2026? Nope. And frankly, I'm not sure I'd want the previous owner making all those important decisions for me.

You can always update a kitchen. You can redo a bathroom. Just don't mess with the 1743 part on arguably one of historic Charleston's most beautiful streets.
