Buying a home in Arizona? Your mortgage approval is NOT your shopping budget.

A recent national survey found that 77% of homebuyers who purchased within the past two years went over their original budget, and 10% spent more than $80,000 above what they planned.

That matters in today’s Arizona housing market.

Buyers across Phoenix, Peoria, Glendale, Surprise and the rest of the Valley may have more negotiating opportunities than they did during the frenzy years. That can mean price reductions, seller concessions and more room to negotiate.

But here is the important part:

Just because a lender approves you for a certain amount does not mean spending that amount makes sense for your monthly life.

Before choosing your Arizona home price range, look at the FULL cost of ownership:

• Monthly mortgage payment
• Property taxes
• Homeowners insurance
• HOA fees
• Utilities
• Maintenance and repairs
• Moving expenses
• Immediate improvements or furnishings

The goal should not be to buy the most expensive Arizona home you can qualify for.

The goal is to buy the right home while still being able to comfortably afford your life after closing.

A strong homebuying strategy starts with the numbers BEFORE we start touring homes.

Arizona buyers may be overlooking one of today’s best opportunities: new construction homes.

The price on the builder’s website is rarely the entire story.

Builders may offer:

• Reduced interest rates
• Closing cost assistance
• Price reductions
• Free upgrades
• Discounts on completed homes

Builder Tri Pointe reported that Arizona was one of its strongest markets, while builders nationwide continue using major incentives to improve affordability. Some Phoenix area communities are currently advertising special financing on select homes.

The catch? Builder incentives vary, expire quickly and may require the builder’s lender. Always compare the total payment, cash needed and long term cost.

Do not walk into a sales office alone. The builder’s representative works for the builder, I work for you.
