Time for the grand reveal…

First there was Vera. She loves hard and has quills, which, as a Gemini, felt pretty accurate.

Then Hank came along with a hammer and started looking for something to fix.

And now the four of us have a portrait together.

I loved seeing how many of you connected with Hank. But the comments also made me realize some of you thought Chip had just started First Coast Home Repair. He’s actually been doing this for over a year. Obviously, I haven’t talked about his business enough.

Long before we named it, Chip was the person I called when something needed attention during a real estate transaction. Before photos, before closing, whenever something needed to get done.

Now other REALTORS® call him, too. He’s become the preferred handyman for Stagology and the Coastal Home Group, and they’ve started recommending him to their clients as well.

Watching people I know and trust put their trust in him means a lot.

You may have also noticed that I have an announcement as well… I moved my real estate business to Vilano Creek Ventures in August. So, if you noticed the sign behind Vera and me, you caught it before I made it official.

There’s a lot more behind this picture than an AI project that got out of hand.

After I left my corporate career to be home with our kids, I spent years trying to find work that felt like me again. Chip supported me through every crack-brain business idea and every job I thought I could juggle around his rotating shifts.

He saw me get knocked down, get back up and try the next thing. He never stopped being in my corner.

Real estate is where I finally found my footing. I’ve built a business and relationships I’m proud of; and now some of those relationships are helping Chip grow First Coast Home Repair.

Running his own business is a huge leap outside his comfort zone. But I know how capable he is. We each have our own work, and somehow, after all these years, our work has come together too. I’m pretty damn proud to be the one cheering him on now.

I didn’t expect a porcupine and an eagle to help me tell you all of that. But here you go.

The key. The hammer. The heart behind both.

Obviously, once I got a cartoon mascot, Chip needed one too.

The first version didn’t quite fit.

Chip had some feedback, and honestly, it was fair. But after a little back and forth, Hank showed up, and just felt right.

Chip wanted a nod to his time as a Marine, which you can see behind him. After that, he spent 26 years in law enforcement. Now he’s building First Coast Home Repair.

Those are three very different chapters, but I’ve had a front-row seat to the person in all of them.

Chip shows up. He takes the work seriously, pays attention to the details and cares whether the person on the other end feels taken care of.

I know that because I’ve been on the receiving end of it for more than 20 years.

When I got into real estate, he saw the parts that don’t make it into a closing photo.

The long days, the things that went sideways and the times I came home still trying to figure something out.

He listened, helped where he could and kept believing in me while I figured out how I wanted to build this business.

Over the years, he’s been in my corner through a lot!

So yes, I’m going to be LOUD about being in his.

I love that he’s building a business around the jobs people often struggle to find help with.

A repair might be “small” to someone else, but it isn’t small when it’s your home, it’s been bothering you for months and you want someone who will come do it right.

Chip understands that.

So, meet Hank the Eagle. He brings a hammer and a little Marine pride.

I’m really proud of the man behind him!

Well, this got more personal than I expected.

I asked ChatGPT to make me a mascot based on everything it knows about me.

It gave me Grits the gator first.

I liked her, and I LOVED the cartoon version of me.
Let’s be honest about that part.

But Grits felt like the version of me people see when something needs handling.

She’s not wrong, she’s just not the whole story.

So I told ChatGPT a little more.

That I get attached to people quickly.

That I’ll show up for them over and over…
sometimes past the point where I should have stopped.

That I’ll say the thing everyone else is thinking because I can’t stand pretending everything is fine when it isn’t.

I can be completely confident in a hard conversation and still replay it in my head later.

And that’s when it handed me Vera.

A porcupine in glasses.

I look at her and I see the way I am with my customers, too.

I want to know what matters to you…
not just what’s on your wish list.

I’ll pay attention, ask questions, catch what I can and tell you the truth when I have a concern.

I’ve worked hard to get good at this, and I trust myself to guide you through it.

What I’m still not great at, is getting home after giving everything I had and believing it was enough.

That’s about me though.
Not my ability to do the job.

I care.
And sometimes my brain keeps going long after I’m done.

Vera made me laugh because she looks ready to love everybody immediately, but she clearly isn’t going to hide her quills to make anyone more comfortable.

And I absolutely I get that!

I’m warm.
I’m direct.
I need quiet after being around people all day.
And… I’m not always as sure of myself as I might look.

Apparently all of that fits in one porcupine.

I think she’s here to stay!!!

Apparently while I haven’t been making content, I’ve been collecting it. 😂

Real estate has been REAL ESTATING lately.

And somewhere in the middle of the oven debacle, new construction chaos and all the other 💩 that has happened over the last few days, I also helped buyers I absolutely adore make the decision to walk away from a house we tried THREE times to buy.

And that sucked.

They loved the house. We worked really hard to get it. But once we had all the information in front of us, the numbers just didn’t make sense anymore.

Sometimes the best way I can help someone buy a house is helping them know when NOT to buy one.

There’s no closing photo for that one. I don’t get paid. And we start looking all over again.

But that’s the job too.

Anyway… apparently I have some stuff to tell you. 😂

Day 25/365.

09/11/2026

The Zestimate said WHAT? 😂

Day 20/365.

09/09/2026

It’s only Wednesday.

Monday was a holiday and somehow I feel like I’ve already worked 10 days this week. 😂

Real estate was REAL ESTATE-ING today.

One inspection. One crappy roof. The 🤬 oven. Two new construction conversations. A utility guy I practically tackled in the yard.

And somehow… we actually closed a house. 🎉

I’m overstimulated. I’m exhausted.

I’m having a martini.

Day 19/365.

09/09/2026

And this, boys and girls, is why we hire our own inspectors. 😂

Brand new doesn’t mean perfect.

Today was the pre-closing inspection for my buyers’ new construction home in St. Johns County, and our independent inspector found quite a few things that need attention before they close.

To the builder’s credit, they’ve been completely cooperative, and we still have our orientation and blue-tape walk next week.

Could their team have caught some of this? Absolutely.

But when my buyers are spending roughly $650,000 on a brand-new home, I’m not interested in hoping someone else catches it.

Get the inspection.

Every. Single. Time.

Day 18/365.

09/07/2026

Well…my “post a Reel every day for 365 days” streak lasted exactly 9 days. 😂

And then I disappeared for a week.

The old me would have decided I failed, scrapped the whole thing and eventually come back with some brand new plan to do it “right.”

I’m not doing that this time.

I was in Punta Cana with my girls.
I was present.

I came home and was present here.

And somewhere in the middle of all of that, I got a message from a client that stopped me in my tracks.

Because at the end of the day, this is really pretty simple for me.

I want to do the right thing.

I want to serve people well.

And I want to leave things a little better than I found them.

That’s the person I’m trying to be.

In real estate and everywhere else.

So I missed a week.

I’m not starting over.

I’m just coming back.

Day 17/365. 🤍

08/30/2026

$225 on TSA PreCheck.
Two pat-downs.
A broken scanner.
No coffee.

And all before 5 AM. 🤣

I had PLANS for how smoothly this morning was going to go.

Apparently the universe had other plans.

But then we finally got our coffee in Miami AND the flight attendant gave us free mimosas, so honestly…all is forgiven. 😂🥂

We made it to paradise, the day turned out pretty damn great, and I now have yet another story to tell.

Day 9/365.

Now we’re yapping internationally. 🤷🏼‍♀️🤣

If you’re thinking about buying a home in the next 6-12 months, this might save you a lot of frustration.

One of the biggest mistakes Buyers can actually make often happens before they ever get the keys.

They get pre-approved, start looking at homes, get excited about the future… and then decide it’s the perfect time to buy a new car.

I know…

You’ve been driving the same vehicle forever. The payment looks reasonable. The dealership says you’re approved. Life is good.

The problem?

Your mortgage lender isn’t just looking at whether you can afford the car payment.

They’re looking at your debt-to-income ratio, your monthly obligations, your credit profile and your overall risk as a borrower.

That new car payment can change what you qualify for, impact your mortgage approval or create issues right in the middle of your home purchase.

It’s not because anyone is trying to ruin your fun.

It’s because I’ve seen a car payment change what someone qualifies for faster than almost anything else.

So if you’re planning to buy a home in the next year, here’s your friendly reminder:

Before you finance a vehicle, open a new credit card, co-sign for someone or make any major purchase, call your lender first.

A five-minute conversation today can save you weeks of stress later.

What was the best home-buying advice someone gave you?

Or if you’re planning to buy in the next year, what’s the one thing you’re most confused about right now?
