I then realized "branding" had a significant impact on the real estate business, so I joined Coldwell Banker Realty in 2019. In 2021 I was moved into a management position with the company as the Director of Sales and continued both roles as manager and full time

After 34 years in real estate, one thing has become very clear to me…

The best negotiators usually aren’t the loudest people in the room.

They’re the ones asking the best questions.

I recently read an Inman article discussing negotiation strategies for agents, and it reinforced something I’ve believed for years:
Real estate is less about “selling” and more about understanding people.

In today’s Nashville, Franklin, and Brentwood markets, buyers and sellers are emotional, cautious, excited, nervous — sometimes all at once. The agents who truly listen and ask thoughtful questions are the ones creating trust and ultimately putting deals together.

Questions like:
🏡 “What do you love most about where you live now?”
🏡 “What would make this move feel successful for you?”
🏡 “What’s most important besides price?”

Those conversations usually tell you far more than the contract ever will.

One thing I always remind agents:
You don’t have to “win” the negotiation.
You need to guide the process professionally and help people make confident decisions.

That’s where experience matters.
That’s where collaboration matters.
And honestly, that’s where good agents separate themselves from average ones.

This market has definitely required agents to sharpen their skills again, and I actually think that’s a good thing for our industry.
