The MCBA YLD would like to spread awareness of an ongoing effort to coordinate volunteer activities for residents/business owners on Anna Maria Island in need of hurricane relief. Coastal Guardians is a volunteer organization dedicated to matching ready volunteers to residents and business owners in need of post-hurricane assistance. Coastal Guardians is hosting a hurricane relief event for Anna Maria Island Saturday October 19th – Sunday November 3rd, and the event works to match volunteers with affected residents/business owners on the island. The volunteer work involves interior/exterior cleaning, yard work, painting, etc. Through the attached flyers, Volunteers can submit their availability among the four, 3-hour shifts available each day.

Below, you will find a Resident Flyer and a Volunteer flyer. If you or anyone you know is available to help volunteer, please circulate the volunteer flyer so we can get as many volunteers as possible. If you or anyone you know is in need of assistance, please circulate the Resident Flyer so we can get them matched up with some volunteers. What is a Real Estate Specific Power of Attorney

Life happens. We get it. Don’t worry—you can use a power of attorney (POA) to authorize a trusted person to handle real estate transactions on your behalf. In most states, a POA can even be used to execute deeds, mortgages, and other closing documents.

Every state has their own quirky real estate laws, in case you haven't noticed! Power of Attorney documents in real estate transactions are no different!

This is not the time to save a couple bucks and get one from Lawyer Google or Esquire ChatGPT!

Make sure to use a real estate lawyer to ensure the POA is valid and will be accepted for your real estate transaction!

PAYMENT OPTIONS FOR BUYERS - IN PLAIN LANGUAGE

One way to start the conversation with buyers:

"There are several ways you might pay your buyer's agent:

1. Out-of-pocket: Pay the commission directly from your funds.
2. Financing: Some lenders may allow you to finance the commission as part of your mortgage.
3. Credits: Negotiate with the seller for a credit at closing to cover your agent's commission."

Don't let the first conversation you have be with a buyer! My advice: practice your technique. Explain this many different ways until it comes naturally to you. Try it on your friends and family and have them ask you the hard questions!

HOW TO READ A SURVEY: we’re often asked whether a survey is "ok" or "acceptable" for a real estate transaction. The real question should be: is the buyer purchasing the land they contracted to buy? Title insurance covers a plethora of title defects, but one of the most obvious is the property boundaries. This visual directs your attention to all of the parts of the survey that matter. It's not just lines and arrows - this is someone's property! Do the boundary lines close (even if not in a perfect rectangle?) Are there encroachments i.e. anything going over the boundaries or coming into the boundaries? Does the legal description match the contract?
