SWFL isn’t just one big beach town. Each city has a completely different vibe and price point. If you’re escaping the cold or a busy city with kids, picking the right community is the difference between feeling out of place and feeling right at home

Here are 3 major SWFL areas you need to know about ⬇️

For each one, I share the median home price, how far it is from the closest beach, and my favorite things to do with my kids there

1️⃣ Cape Coral - $375k
This is where I’ve lived for most of my 20 years here. 400+ miles of canals still with plenty of dry lots outside high-risk flood zones . Super family-oriented with tons of affordable new construction homes. Perfect for a laid-back lifestyle with affordability. Your get the most house for the money in the Cape

Walking the boardwalk trails at 4 Mile Cove and playing at Jaycee Park.

2️⃣ Fort Myers -$460k

The center of SWFL. This is where my family spends most of our time. Vibrant downtown, established neighborhoods, and highly rated schools. Home to the international airport and a high concentration of gated communities. Older homes if you want to be in the most popular areas

3️⃣ Naples -$850k
The luxury standard. High-end shopping, and pristine beaches. Higher price point, but the A-rated public schools and meticulously manicured, safe communities make it a favorite for families.

Let me keep it real… 👇

When we were planning our move to Florida from New York, we had a lot of friends warning us about insurance

We were nervous that high insurance was going to wipe out all the savings we were gaining by moving out of NY

Here’s what I’ve learned in my 20 years of living in Cape Coral and Fort Myers...

✅ Newer homes are more affordable to insure

The age of a home is important. I own 4 homes here, and because they were all built in 2004 or after (meaning they meet strict hurricane building codes), I only pay $1,800- $2,500 a year for insurance on each of them

✅ Rate hikes aren’t as scary as the news claim

We hear stories of premiums doubling overnight but usually dont have all the details for that situation

In my experience, the most I have seen my insurance go up on a home from one year to the next is $600. When you break that down, it’s just a $50 difference per month

✅ A good agent saves you $$

You don’t have to accept the first quote you get. Working with a great local insurance agent means they will actively shop your policy around to different carriers at renewal time to ensure you are getting the best possible rate. When my insurance was going to increase by $600, the company found a better rate and saved me hundreds

✅ The financial and life tradeoff is real. Here’s what we traded…
$15,000+ yearly property tax bills… For reasonable property taxes and homestead exemptions

State income taxes to $0 in state income tax

Expensive, crowded, and rushed... For space, sunshine, and keeping more of what we actually earn

Yes, home insurance works differently down here. But when we looked at the entire financial picture, and overall quality of life, we still came out way ahead

I’m glad we didn’t let the news headlines keep us stuck in the cold, and I think you will be too
