🏛️ Federal Reserve Rates (Fed Rates): Imagine the Fed as the roller coaster operator. When they lower the track (rates), the ride becomes smoother, and more people hop on (borrowing gets cheaper). When they raise the track (rates), the ride gets a bit bumpier and fewer people want to ride (borrowing gets more expensive).

🏡 Housing Market Interest Rates (Mortgage Rates): These are like the height and speed of the roller coaster (the rates at which you borrow to buy a home). They’re influenced by the track's height (Fed rates), but also by other factors like the weather (inflation, economy).

✨ How They Affect Each Other: When the operator (Fed) lowers the track (rates), the roller coaster (mortgage rates) gets less scary, and more people are excited to ride (buy homes). When the operator raises the track, the ride becomes more intense, and fewer people are eager to hop on (demand for homes decreases).
