I bet you’ve received those postcards in the mail that offer you cash for your home.

They make it sounds so good don’t they.?

They tell you to just take out the stuff you need and you can leave the rest behind.

* They tell you not to worry about fixing anything up or giving it any TLC. They will take it just as is.

* They tell you you will save so much money on commissions!

And while it all sounds so tempting, just know that if you got that postcard, it’s because you have a lot of equity in your home- and they want it!

So before you make a deal, or sign any contract, be sure to contact a realtor so that you can get a market analysis of your home and you can see exactly how much equity you have in your home.

So sure, talk to them, have them make you an offer, but then give us a call so that you can make a very informed decision before you sign any contract.

Sadly, many people think like this. They don’t open up their possibilities because they remain “STUCK” on one city or area.

They don’t open up to the possibility of buying in an area where their income is sufficient.

I used to live in San Diego County. I got divorced and wanted to buy my own home. BUT, I didn’t qualify with my income so I opened up my options to an area that I could afford: SB County: specifically Yucaipa, CA.

I bought a 2 bedroom home, and gave my girls one room, and my son, the other room.

I kept the laundry room for myself, moved out the washer and dryer to the garage, and the little laundry room became my bedroom.

I just wanted a home and I moved to where I could afford one as a single mom .

Many can qualify, but they don’t want to sacrifice to become homeowners.

Drowning in debt?

Who cares what people say!

You don’t have to drown in debt. If you’ve been wanting to buy a but your debt is affecting your credit which then is affecting your possibility of buying a home, then just do it!

Just file and start over again.

Yes! Bankruptcy will affect your credit, but it will give you that “breath of fresh air” to start over again. You’ll be able to rebuild your credit and in 2 yrs after your chapter 7 bankruptcy being discharged, you should be able to qualify to buy a home using financing.

Those 2 years are going to pass regardless. You can make the choice today to either still be drowning in debt after those 2 yrs, or having then the possibility to buy your home and not feel like you’re drowning anymore.

Don’t worry about what others might say! Heck! You don’t even have to tell anyone! Just do it!

If you’re getting married, make sure you do this….

As soon as you say, “I do” , make sure that you protect each other in due case that one of you loses your life.

 When that day comes, in which our soul is to travel to the next life, the partner who remains at home will be left, not only with a big heartache due to the loss of  that person, but also with financial burdens:

* Funeral costs
* Mortgage or rent to pay
* Car bills, credit card bills
* Living expenses, utilities

 I highly suggest that families consider taking out a life insurance policy on each other so that in case that one partner dies, the other partner becomes the beneficiary of that life insurance policy, which will ease that transition from being a spouse to a widow.

Note: I don’t sell life insurance but I do highly recommend it.

Some might suggest to instead invest. And if you are a family who is savvy when it comes to investing, then by all means, do that.  But there are many families who are not knowledgeable when it comes to investing so life insurance  should be something to consider.

When is the best time to buy a home?

Ask yourself:
Do you prefer:

*Low interest rates for hopefully a better payment? In this type of a market where you have very low interest rates, you will be facing more competition, may have to offer more, seller incentives decrease…

*More incentives/less competition? In this type of a market, you may be in a situation that there are higher interest rates, which mean less competition. And that is the reason why sellers may be more open to assist with closing costs and provide more incentives- because they know less buyers might be out on the market.

Every option has its pros and cons. You just have to decide which pros and cons work best for you.

In addition, you also have to assure that you are prepared : you have worked on your credit, you have saved a bit of funds, and you are ready to commit with what comes for homeownership. In other words, as a homeowner, all repairs of the home are gonna be on you. You won’t be able to request your landlord to fix them. You need to be prepared to accept that you won’t be able to move when the one year lease is up. This is your home and you’re very likely in it for the long haul. You won’t be able to be moving every year because you’re tired of the area or the home itself.

So bottom line, the best time to buy a home is when you are ready, when you are tired of paying rent, when everything in your financial situation aligns to where it makes sense for your own personal situation
