Nobody sets out to overprice their home. It usually happens one reasonable decision at a time.

You go with the agent who quoted the biggest number. The neighbor’s sale you’re comparing to closed in 2024. The new kitchen gets added back in at what you paid for it. A little cushion for negotiating seems smart. Then showings slow down and the market takes the blame.
Here’s what Cobb buyers are looking at right now. Homes for sale are up 13.8% from last year while pending sales are down 29.6%, so buyers have more options and they’re comparing every listing to the ones around it. The average home sold for 96.1% of its original list price after 35 days on market. (FMLS · Cobb County · August 2026)
An overpriced listing doesn’t get to negotiate from strength. It sits for a while, usually ends up with a price cut, and by the time offers come in the buyers already know it’s been sitting.
