Hello Here is the Breakdown of all the services that are included in Contract to Close .
First and Foremost, to take every opportunity to reinforce and talk positively about you as the agent to your clients in order to help maintain and develop your life long relationships and future referrals.
File and and coordinate all paperwork to the guidelines of you and your brokerage
Ensure that all signatures are present , all documents are accounted for and any additional documents are created in accordance to the contract.
Coordinating the receipt and delivery of the preapproval letter .
Delivering a complete , working copy of the paperwork to all parties involved.
Scheduling of Inspections , repairs, surveys and appraisals as needed
Reporting on the outcome and completion of the above services.
Follow up with you as the agent in preparation and receipt of Inspection Contingency Addendum and other contingencies that are part of the contract
Liaising with the Lender throughout the loan process and report when clear to close has been received .
Coordinating the utility change over between buyer and seller
Scheduling walk- through and closing time
Request and Preview HUD -1 Settlement statement at least 3 days before closing
Review with the client what will be required to bring to closing
Send a reminder to close out the MLS number in the MLS or do it myself if you would like .
Delivering a followup congratulatory email to your client politely requesting a testimonial and reviews for potential referrals for you .
You can count on me to communicate with you on a regular basis and also your clients.
