Don't leave money on the table! Here are 5 things smart home buyers always include in their offers that most people forget:

1. Washer, Dryer & Fridge: Don't assume appliances stay! Unless specifically written into the contract, the sellers can pack them right up when they leave.

2. Home Warranty: Ask the seller to cover a 1-year home warranty. If an AC or major appliance breaks during your first year, it saves you thousands out of pocket.

3. Seller Concessions (Closing Costs): Requesting 1-3% back toward your closing costs or loan rate buy-down can keep more cash in your bank account on closing day.

4. Professional Deep Clean: Add a clause requiring the home to be professionally cleaned prior to move-in, so you aren't scrubbing someone else's mess on moving day.

5. All Window Coverings & Fixtures: Customized blinds, drapes, smart light switches, and light fixtures can be easily removed by sellers-make sure they stay written in.
