Knowing what sellers have to share about a home puts you one step ahead in every Illinois move. 🏡

Many buyers are surprised to learn that Illinois requires sellers to disclose only those defects that actually impact the property’s value, safety, or ability to be lived in. That means the written disclosure will focus on things like flooding, issues with the roof or foundation, municipal code problems, and even disputes over boundaries or environmental conditions. Not every scratch or quirk makes the list, minor or cosmetic items often aren’t included.

Buying “as-is”? You’ll still get the same required disclosures. Illinois law doesn’t let sellers skip over what they know, even in an as-is sale, so don’t feel rushed to waive your inspection or skip reviewing the paperwork. Reviewing both the seller disclosure and the inspection report together is the surest way to spot major concerns before they cause real headaches later.
