Day 14 – First Level Nearly Complete

Three long days of work in this bitter cold, and the first floor is almost finished.
This section had a lot going on — tight tolerances, long rip cuts, compound angles, and transitions that all had to mate up clean and true. When composite comes together like this, it’s because the framing underneath is right.
Very happy with how this level is shaping up.
Next steps will take us back into the problem-solving phase:
• Remove additional rot discovered next to the house
• Build a proper gutter/drainage path for the roof under the second-story stairwell
• Replace and reinforce the support structure for the first-story stairwell
Finish work only lasts when water management and structure are handled correctly. One step at a time, done right.

Day 8 – Materials Restock & Structural Renewal

Today was a transition day — the kind that sets the tone for how long a project will last.
I restocked deck boards and remaining materials so the dumpster could be removed and the site cleared for rebuild. With full access restored, I replaced every remaining section of compromised framing and addressed any rot that hadn’t already been corrected.
At this point, the structure underneath is solid, true, and ready for preservation — not just coverage.
Tomorrow we take the final step before laying the new composite deck boards:
Every joist will be wrapped with protective joist tape.
This extra step helps prevent moisture intrusion at fasteners, protects the tops of the joists, and has been shown to significantly extend the lifespan of the deck structure.
This is the kind of detail that never gets seen — but it’s the difference between a deck that lasts a decade and one that lasts much longer.
Almost ready for finish work.

Today was all about saving structure where it still deserves to be saved.
The stair assembly had significant rot in several areas, especially at the base. The entire structure at the foot of the steps had to be removed and rebuilt — there was no structural integrity left there.
However, with careful inspection and some creative problem-solving, I was able to preserve:
• The main stringers
• Most of the stair framing
• The majority of the first-level deck structure
Instead of tearing everything out, deteriorated sections were stabilized, rebuilt, and consolidated using structural filler and reinforcement where appropriate.
This approach preserves original load paths, reduces unnecessary demolition, and saves the homeowner substantial material and labor cost — without compromising safety or durability.

Progress continues.

Day 4 – First Coat Down & Major Progress

First elastomeric roof coating is down and it already reminds me why prep matters — smooth, uniform, and sealing exactly as intended.
With the waterproof layer established, we continued deck removal along the lower perimeter. A few minor issues revealed, nothing unexpected, and all manageable.
This is the phase where projects really turn the corner:
Structure protected.
Problems identified.
Proof that the system is coming back together correctly.

Day 3 – Hidden Damage & Drainage Discovery

Today the deck revealed an unwelcome guest — and a bigger underlying issue.
We found evidence of termite activity, including at least one live termite. Once the remaining deck structure is fully exposed, I recommended a targeted spot treatment before rebuilding. No sense sealing new lumber over an active problem.
While inspecting the substrate, I also discovered a low point next to the house under the deck. The original sidewalk has two layers of brick on top of it — but not under the deck, and not near the downspout.
That creates a drainage basin directly against the structure.
This combination of trapped moisture + organic material is likely what created the perfect environment for rot and insects in the first place.
Before rebuilding, we’ll correct the drainage path and ensure water is directed away from the home — not into it.
Good decks don’t fail because of boards.
They fail because of water management.

Day 2 – Roof Surface Prep & Waterproofing Repairs

Before any coating or rebuilding can happen, the roof surface has to be properly prepared.
Today was dedicated entirely to surface prep and substrate repair:
• Full mechanical cleaning to remove debris, dust, and loose material
• Hands-and-knees inspection to ensure proper adhesion for the elastomeric system
• Identification and sealing of fastener penetrations, tears, and stress points
• Targeted patching of damaged areas to restore membrane continuity
Elastomeric coatings only perform as well as the surface beneath them. Prep is everything.
Tomorrow this roof receives its sealing system to restore watertight integrity before reconstruction continues.
Structural protection always comes before finish work.

Day 1 – Upper Deck Demolition & Discovery
Today we removed the rotted deck surface and railing from this second-story structure to expose the underlying roof system.
During demolition, multiple issues became visible that must be addressed before rebuilding:
• Missing or improperly installed flashing in several transition areas
• Ulceration and surface cracking in the shingle field
• Numerous deep fastener penetrations that may compromise the waterproof layer
Before any framing or decking can continue, the roof beneath must be carefully repaired, sealed, and brought back to full watertight integrity.
Tomorrow’s work will focus on precision repairs to restore proper drainage, flashing protection, and long-term weather resistance. This step is critical to protect the home before reconstruction begins.

🏠 Whole-Home Laminate Flooring Project – Completed! 🛠️
Just wrapped up a full laminate flooring install for a beautiful home in Tampa — and I’m proud of how it turned out!

The homeowner wanted something: ✔ Waterproof
✔ Durable
✔ With a light wood finish

Together, we picked the perfect product to match their vision and lifestyle.

They also had an older distressed engineered wood floor they wanted to leave in place — so I installed a quality underlayment barrier to protect the new laminate from moisture and uneven wear. The result? A smooth, seamless, and resilient finish!

⏱️ With only a one-week window while they were out of town, I brought in additional help and made sure we stayed on schedule. The job was done right — and done on time.
