🍂 Your fall housing market update: Lebanon County + Pennsylvania
Home prices are holding relatively steady locally, while borrowing costs remain an important part of the conversation.
🏡 Lebanon County: The median sale price was $299,280 over the three months ending September 2026—up 0.4% from the same period last year.
📍 Pennsylvania: August’s median sale price was $330,000, up 4.7% year over year.
🔑 Mortgage rates: Freddie Mac’s national 30-year fixed average reached 7.40% on October 8. Individual rates vary.
Our take? Sellers should approach this market with thoughtful pricing, strong presentation, and realistic expectations. Buyers should look closely at the complete monthly cost and leave room for maintenance and life beyond the mortgage.
Every property has its own story. Countywide numbers offer perspective; your neighborhood, condition, and competition help determine your next move.
