Three hours each way. Two ferry rides. A road that's only open part of the year.

I've made trips like that more times than I can count, because rural Alaska doesn't work on Anchorage time.

Here's what most Realtors miss when they try to serve clients off the road system. You can't swing by for a second showing, so every trip has to count. Inspections require local contacts you've spent years building. And property boundaries get blurry without local knowledge, which costs buyers money.

1. How much do I really need to bring to the table?

Less than you think. Between Alaska specific programs, AHFC options, and creative financing, there are more doors open than most buyers realize.

2. What if I'm buying somewhere remote?

Well water testing, septic inspections, road access, winter heat sources. Rural buys have extra steps. I walk you through every single one.

3. How do I know I'm not overpaying?

We pull comparable sales, look at days on market, and when needed, I'll tell you straight when a price doesn't match the property.

I didn't grow up dreaming about being a Realtor.

I grew up moving. Learning how to pack a life into boxes, settle into a new community, and figure out a new town from scratch. After 10+ moves, mostly across Alaska, I learned something the brochures never tell you.

Real estate isn't really about houses. It's about what comes next.

It's the kid starting a new school. The retired couple finally building the cabin. The family moving home to be closer to grandparents. The single mom buying her first place.

In Alaska, buying a home comes with its own set of challenges, especially in rural areas or older homes.

Some common red flags I help buyers look out for:
🚩 Improper insulation or ventilation
🚩 Foundation settling from permafrost or freeze-thaw
🚩 DIY repairs that hide bigger issues
