☀️ Georgia Heat + Your Yard = A Serious Relationship.

If you know me at all, you know that I have a serious flower addiction. I've accepted it. I've embraced it...now if only my wallet could better support it, we would have a healthier relationship. But...that's a story for another day!

The heat in Georgia can really do a number on our landscaping. August, in particular, can be tough on our lawns, gardens, trees and flowers but a little extra TLC now can make a BIG difference when fall finally arrives.

These numbers tell an interesting story...and the market is continuing to shift. Here’s a quick look at the 90-day market trends for four of the areas I watch closely:

Cherokee County: 3 months of inventory | 40 average days on market | 96% sale-to-list ratio
Forsyth County: 4 months of inventory | 47 average days on market | 96% sale-to-list ratio
Dawson County: 3 months of inventory | 58 average days on market | 96% sale-to-list ratio
Cobb County: 2 months of inventory | 39 average days on market | 96% sale-to-list ratio

One of the biggest takeaways? Buyers have more options than they did in a tighter market, while sellers still have a strong opportunity to position their homes strategically. Pricing, presentation, preparation, and negotiation matter more than ever.

Always remember that real estate is local, local, local. What’s happening in one county, city, or neighborhood may look very different just a few miles away.
