I’m seeing thousands of young couples rushing for the latest Prime BTO launches like Crawford Heights. But as a Strategist, I’m concerned about the 15-year roadmap.

If you buy a Prime/Plus unit today:
1️⃣ You are locked in for a total of 15 years (5 build + 10 MOP).
2️⃣ Your future buyer must earn ≤$14k (The MSR Glass Ceiling).
3️⃣ You hand back up to 9% of your selling price to HDB (The Clawback).

While headlines report that new home sales fell to just 246 units in February—a 47% drop from January and an 85% year-on-year decline—the real story is about supply, not demand. Developers launched only 15 new units last month compared to 786 in January. As an authority in this space, I see a clear window of opportunity before the market resets.

The Resilience of the RCR (City-Fringe) 🏙️
The Rest of Central Region (RCR) remained the market leader, accounting for 41.9% of all sales in February. Why? Because the price gap between the suburbs (OCR) and city-fringe (RCR) has narrowed to just 14.4%. With OCR median prices actually rising 7.9% month-on-month, savvy buyers are finding better relative value in established city-fringe projects.

Insight: Who is Actually Buying? 🇸🇬
This market is rock-solid. 96.7% of buyers in February were Singaporeans and PRs. These are owner-occupiers and HDB upgraders taking a long-term view despite global uncertainties. They aren't speculators; they are locals securing their future.

My Strategic Advice for You: 💡
* The $3M–$5M Sweet Spot: About one-third of buyers are transacting in this range, targeting quality projects like Pinetree Hill (median $2,576 psf) and The Continuum ($2,915 psf).
* The March Rebound is Here: If you're waiting for a "crash," you've already missed the first wave. River Modern in the CCR just sold 90% of its 455 units in its launch weekend alone—already surpassing the entire month of February's volume.
* Watch the Supply: Keep a close eye on Pinery Residences and Rivelle Tampines EC. Supply is tight—only 801 units launched in the first two months of 2026 compared to 2,590 last year—meaning competition will be fierce.
Outcome:
