One developer just paid $1,537 a square foot for a plot in Bedok. That's 13.8% above the next highest bid of $1,350 psf ppr. The other three bids all clustered between $1,310 and $1,350 psf ppr. This site is a rare bet — analysts say it exceeded every price forecast. The plot sits steps from Bedok MRT, in a town of nearly 275,000 residents. Sixteen thousand dollars — that's the new BTO income ceiling starting this week. Families now qualify up to $16,000 a month, singles up to $8,000, and ECs jump to $18,000. With $16,000, you could borrow up to $909,000 — enough for a $1.212 million flat. But a bigger buyer pool means tougher balloting odds for lower income families. Meanwhile, MOP flat supply is set to jump from thirteen thousand to over twenty one thousand units by 2028. A 2020 buyer just sold this Luxus Hills house for $2 million more. Islandwide, 999 year leasehold terraced house prices climbed 66% since 2020. That same trend just played out at Luxus Hills itself. One owner paid $3.19 million in 2020, then resold it for $5.22 million this year. But not everyone wants to buy old and rebuild. New landed homes now cost about 28% more than resale, down from a 58.8% gap in 2022. Phase 10 launches in September with home lifts and five en suite bedrooms — which type would you pick?
