Kapag sinabi ng LO mo na “compute income,” hindi ako agad kukuha ng calculator. 😅

Una kong iche-check:

Anong type of income ba ang meron sa file?

Kasi puwedeng:

• W-2 income, especially kung may variable income like overtime, bonus, or commission
• Self-employed income
• Rental income
• Retirement, pension, or Social Security income
• Disability income
• Bank statement-based income
• VOE-based income, depending on the file or program

Hindi pare-pareho ang way ng pag-review at pag-compute sa bawat isa.

So bago mag-formula, kailangan muna malinaw kung anong income type ang hawak mo, anong documents ang available, at ano exactly ang pinapagawa ng LO sa’yo.

Kaya kapag narinig mong “compute income,” huwag muna automatic calculator.

Identify muna kung anong income ang kino-compute mo. 👀

Today marks another milestone for FIR DigiSolutions. 🎉

FIR started by creating resources for U.S. mortgage professionals and has since grown to include tools and beginner learning resources for aspiring Filipino U.S. Mortgage VAs.

Along the way, I’ve been able to create mortgage tools, free beginner resources, self-paced learning offers, guided sessions, practical content, and a growing community of Filipinos interested in U.S. Mortgage VA work.

Marami pa rin akong gustong buuin and improve, and I’m looking forward to continuing to create practical resources that can help make U.S. Mortgage VA workflows easier to understand.

Minsan hindi naman isang responsibility yung nakaka-overwhelm.

Yung makita mo silang lahat sabay-sabay sa isang job post. 😭

Mas manageable siya kapag hinihiwalay mo:

Ano yung nagawa mo na?
Ano yung familiar ka lang?
Ano yung bago talaga sa’yo?

Hindi para pilitin yung fit, but para mas realistic mong ma-assess kung aligned ba talaga yung role sa current experience mo.

Kapag nagre-review ng 1003, hindi sapat na makita lang na may address or employment entries.

Ang mas importanteng i-check ay kung continuous ba talaga yung timeline.

Simple way to check:

Basahin mo yung dates from oldest to newest and compare kung saan nagtatapos yung isang entry at saan nagsisimula yung next.

Halimbawa, kung hanggang March 2025 yung first entry tapos May 2025 na agad yung next, may missing month in between na kailangan mong i-check.

Same idea sa employment history.

Hindi ibig sabihin na ikaw ang magde-decide kung okay or acceptable yung gap. Pero kung may missing month, overlap, or timeline na hindi clear, mas okay na ma-flag siya for review kaysa ma-assume na complete na.

Small check lang, pero malaking tulong para hindi madaling ma-miss yung gaps sa 2-year history.

“Loan setup” sounds like one big complicated thing kapag first time mo siyang makita sa job post. 😅

Pero the title alone doesn’t always tell you much.

Mas useful tingnan yung actual responsibilities, because loan setup can mean slightly different tasks depending on the company and workflow.

So bago mag-auto-skip dahil unfamiliar yung term, check muna kung ano talaga yung role.

Minsan hindi naman kulang sa effort.
Ang problema, sabay-sabay mong sinusubukang aralin lahat. 😅

1003 ngayon, conditions bukas, pricing next, tapos LOS, disclosures, AUS, documents, processing…

Kaya instead na paramihan ng topics, try narrowing it down muna.

Pumili ka ng isang workflow area. Alamin kung anong usual task doon, anong information or documents ang involved, at ano yung reasonable support actions na ginagawa around that task.

Halimbawa, puwedeng loan setup muna. Or registration/submission. Or conditions and processing support.

Hindi ibig sabihin na doon ka na forever. Ang goal lang is magkaroon ka muna ng isang area na mas naiintindihan mo nang buo kaysa maraming topics na surface-level lang.

Then saka ka mag-build outward from there.

Mas practical minsan ang one area at a time kaysa everything, everywhere, all at once. 😅

Of course, exact workflows and responsibilities can still vary by company and role.

One of those small backend things na hindi flashy, pero sobrang useful later:

clear file notes.

Hindi kailangan mahaba. Basta enough para hindi ka bumalik sa file thinking, “Wait… ano na nga bang nangyari dito?” 😂

Minsan yung pinaka-helpful na naiwan mo sa file is simply context.
