💰 CGT & DST Made Simple

1️⃣ Capital Gains Tax (CGT)
• Tax you pay when selling a property.
• Rate: 6% of the selling price or zonal value (whichever is higher).
• Required before the title can be transferred.

2️⃣ Documentary Stamp Tax (DST)
• Tax on the sale documents (like the Deed of Sale).
• Rate: 1.5% of the selling price or zonal value (whichever is higher).
• Paid together with CGT.

3️⃣ Example (₱3,000,000 Sale)
• CGT (6%) = ₱180,000
• DST (1.5%) = ₱45,000
• Total Taxes = ₱225,000

💡 Tips
• Always get the BIR receipt for title transfer.
• You can ask a broker or developer to help process the taxes.
• Late payment means penalties and delays.
