Hereβs one development worth paying attention to.
On August 27, Clark International Airport Corporation (CIAC) released an update on Clark Aviation Capital β the 2,367-hectare aviation-centered business district surrounding Clark International Airport.
The plan goes beyond the airport itself.
CIAC is positioning the area as an ecosystem for aviation, logistics, commerce and high-tech manufacturing, supported by infrastructure such as industrial sites, utilities, fiber connectivity, expressway access and planned transport links.
And there are already companies expanding within Clark.
Earlier this year, Jamco Philippines, an aircraft-interiors manufacturer that has been operating in Clark for around 15 years, committed at least β±600 million to expand its operations.
Its workforce is projected to increase from approximately 450 to as many as 1,400 employees once the expansion is completed.
So what does an aircraft manufacturer have to do with real estate?
Quite a lot, actually.
Real estate demand is ultimately connected to what happens around a property.
Businesses create jobs.
Jobs bring people.
People need homes, rentals, restaurants, services and commercial spaces.
And infrastructure makes it easier for businesses and communities to grow.
Does this mean every property near Clark is automatically a good investment?
No.
Price still matters. Exact location matters. Flood risk, accessibility, surrounding development, property condition and actual buyer or rental demand matter too.
But developments like these are worth watching because they give us something more substantial than the usual βproperty values will go upβ sales pitch.
They give us economic activity we can actually evaluate.
If you're considering property in Pampanga, don't look only at what an area looks like today.
Look at what is creating jobs, infrastructure and demand around it β and then decide whether the particular property you're considering makes sense.
That is a much better starting point for an investment decision.
