HERE IS WHAT I LEARNT ABOUT DANGOTE CEMENT FACTORY IN IBESHE.
So in 2011, for my Post Graduate Diploma in Community Relations from Pan Atlantic University, I chose Dangote Cement Ibeshe as a case study. Hence, I had to go there.
With my big stomach (I was 5 months pregnant but I looked 8 months), I went to Ibeshe to gather data, my mother and husband going with me.
I met a phenomenal elderly man: Chief Henzy Idowu Ph.D. I cannot forget him in a hurry.
Being an elder in the town he could tell me the story of Ibeshe even before Dangote came. He also gave me his book of how Dangote came to Ibeshe.
Since the book is a public document let me share 3 things about Dangote's presence in Ibeshe with you.
No. 1 Ibeshe is on the laterite belt. The same belt Lafarge Cement is on in Ewekoro. The town was very underdeveloped at the time. Even though the sons of Ibeshe were educated, they could not muscle what it took to harvest their natural resources. This is how Dangote came into the picture.
No. 2 Dangote had spent hundreds of millions before one shovel was put to the soil because the chiefs and Omo Onile showed up to claim their land. The conversations cost a lot of money and some years. Form forget that my research was done 14 years ago, in 2012.
No 3. On that very day, the cement factory was closed as the natives were protesting the use of their town without any profit to them. They claimed Dangote trucks were destroying their roads. While I saw the trucks pass by, I was also informed that Dangote employed local workers from the region. The people said they wanted more.
Now all the above does not include approvals and set up and running cost. But my focus here is what goes down in land acquisition in a lot of heavy transactions.
And these things don't get said by those telling you that land is a great investment. They tell you why it is good but hardly tell you how to secure it. So you proceed with unhealthy expectations.
I will be sharing more of such lessons in a webinar that's coming up soon. You should plan to attend.
I am your queen of simplified real estate investing because I have been in the rooms where complex conversations are simplified. So I can lead you with facts not fiction.
