If your commercial lease started before 1 June 1995, the law gives it a hard end date: June 2028. 🗓️
For landlords:
✅ Old protected leases are heading towards their legal end
✅ Plan ahead: renovate, re-let or sell with vacant possession
✅ Rents until then rose under a set formula (5% a year by default)

For business tenants:
⚠️ Don't assume your lease will carry on
⚠️ Start talking to your landlord early about a new agreement
⚠️ Government-owned premises have their own renewal schemes

For everyone else:
Leases signed after 1995 follow the contract, so make sure rent reviews and escalation clauses are clear from day one.
