Now, Maharashtra CM Devendra Fadnavis has indicated that Hinjewadi will soon be brought under PCMC, with the stated aim of improving civic management and regular development works.

💧 Better water & drainage coordination

🚌 Stronger public transport planning

These are illustrative calculations based on:

And remember, your actual EMI can change depending on the lender, rate, tenure and borrower profile.

🇮🇳 India’s property market didn’t just get more expensive.

It changed.

Over the last seven years, residential property prices across 11 major Indian markets have moved significantly higher.

📍 Noida: +125%
📍 Gurugram: +117%
📍 Hyderabad: +93%
📍 Bengaluru: +90%
📍 Navi Mumbai: +71%
📍 Mumbai: +64%
📍 Pune: +51%

But here’s what I find more interesting:

Prices aren’t the only thing that changed.

Rental yields have also improved in several major markets.

Bengaluru: 3.6% → 4.6%
Hyderabad: 2.6% → 3.6%
Mumbai: 3.5% → 4.3%
Gurugram: 3.5% → 4.3%

And 2026 is sending another important signal:

Housing sales have slowed, while prices have remained firm.

So the real question isn’t:

❌ “Will property prices rise?”

It’s:

✅ “Which locations have the fundamentals to outperform?”

Think about:

🏗️ Infrastructure
💼 Employment & GCC growth
🚇 Connectivity
👨‍👩‍👧 Migration & population growth
🏠 Rental demand
📍 Micro-market supply
🏢 Developer quality
💰 Entry price

This is why I don’t look at “Pune property prices” or “Mumbai property prices” as one single number.

The real opportunity is increasingly at the micro-market level.

Pune’s overall growth may be +51%, but that doesn’t mean every locality, project or property will perform the same way.

The next outperformer may not be the cheapest property.

It could be the property in the right location, at the right entry price, with the right demand drivers.
