📢 Golden Visa Permit: The proposed changes introduce alterations concerning the acquisition of residency permits linked to real estate investments. A new legislative amendment regarding residency permits linked to real estate investments, income tax payments have been announced. This amendment aims to bring significant changes and benefits, as detailed below:

1️⃣ Minimum Property Investment: For specific regions like Attica, Thessaloniki, Mykonos, Santorini, and islands with a population exceeding 3,100 residents, the minimum property value is set at €800,000.

2️⃣ For the rest of the country, including other areas, the minimum value is €400,000.

3️⃣ Investment Conditions: Investments are now limited to one property with a minimum area of 120 square meters across the country.

4️⃣ Renovation Incentives: Special conditions are also introduced for properties designated as historically preserved buildings with a minimum investment value set at €250,000 for qualifying renovations.

🎯These amendments are targeting to stimulate real estate market, foster permanent housing availability, and encourage property revitalization efforts.

📈Encouragement of Long-Term Leases: To maximize profitability and contribute to housing availability, the law emphasizes the long-term lease of properties acquired by third-country investors. Long-term leasing is deemed the most profitable and beneficial use of these properties, ultimately increasing the housing supply.

❌Properties acquired by third-country citizens for the initial issuance or renewal of residency permits are prohibited from being rented out on a short-term basis within the framework of the sharing economy.
