🎖️ PART 3 OF 6: Will Your Forces Help to Buy Balance Affect Your Terminal Benefits?

The simple answer is:

✅ Yes, it can.

If you still have an outstanding Forces Help to Buy balance when you leave the Armed Forces, it is usually recovered from your terminal benefits under the terms of the scheme.

That means the amount you receive when leaving Service could be lower than you were expecting.

For example:

💷 Borrowed: £25,000

💷 Repaid: £15,000

💷 Outstanding balance: £10,000

That £10,000 is something you'll need to factor into your financial plans for civilian life.

The key takeaway?

👉 Don't wait until you're nearing your discharge date to find out what you owe.

👉 Check your balance early.

👉 Understand how it may affect your terminal benefits.

👉 Build it into your resettlement planning.

A little preparation now can help avoid a big surprise later.

💬 Did you know that an outstanding Forces Help to Buy balance could affect the amount you receive when leaving Service?

📌 Save this post for future reference.

£𝟓𝟕𝟎 𝐫𝐚𝐢𝐬𝐞𝐝. 𝐎𝐧𝐞 𝐦𝐨𝐮𝐧𝐭𝐚𝐢𝐧 𝐜𝐥𝐢𝐦𝐛𝐞𝐝. 𝐎𝐧𝐞 𝐢𝐧𝐜𝐫𝐞𝐝𝐢𝐛𝐥𝐞 𝐜𝐨𝐦𝐦𝐮𝐧𝐢𝐭𝐲!

We are absolutely delighted to share that £570 has today been sent to The Duke Of Lancaster's Regiment Charity, following Joanne's climb up Pen y Fan with the wonderful ladies from Forces Wives Challenge!

But this isn't a post about a law firm making a charitable donation.

𝐈𝐭'𝐬 𝐚𝐛𝐨𝐮𝐭 𝐚𝐧 𝐞𝐧𝐭𝐢𝐫𝐞 𝐜𝐨𝐦𝐦𝐮𝐧𝐢𝐭𝐲 𝐜𝐨𝐦𝐢𝐧𝐠 𝐭𝐨𝐠𝐞𝐭𝐡𝐞𝐫.

It's about every person who shared a post, offered encouragement or put their hand in their pocket to support a cause close to so many hearts.

It's about military wives, partners, veterans, serving personnel, friends, families and people who may never have worn a uniform but understand the importance of standing behind those who do.

And it's about giving something back to a Regiment that means an enormous amount to Joanne and her family.

At JB Property Law, we often say that supporting the Armed Forces community goes far beyond helping someone buy or sell a house.

𝐀𝐧𝐝 𝐰𝐞 𝐦𝐞𝐚𝐧 𝐞𝐯𝐞𝐫𝐲 𝐰𝐨𝐫𝐝 𝐨𝐟 𝐢𝐭.

Because being part of this community isn't just about what we can do for one another professionally. It's about showing up. Looking after each other. And making sure nobody feels forgotten.

So, from all of us, thank you.

Every single person who contributed has played a part in that £570 reaching the Regimental Charity.

And there really is only one way to finish this post, with the motto of the Duke of Lancaster's Regiment:

🏠 First home on the mind?

Before you start planning where the sofa goes, make sure you've:

✅ Checked your finances
✅ Improved your credit score
✅ Explored mortgage options
✅ Researched the area
✅ Budgeted for the "surprise" expenses that aren't really surprises

A house isn't just a purchase, it's a commitment... with a roof, a mortgage, and occasionally a leaking tap. 😅

Well, I've got some rather lovely news to share!

I've been named in the Top 100 Legal Influencers, ranked number 71!

My name might be on the list, but this isn't just mine.

It's for every military client who has trusted me with their home.
Every serving person, reservist, veteran, spouse and partner who has trusted me with their story.

And every person who's privately messaged me and said:
“Thank you for saying that, because I couldn't.”

I never set out to become an influencer. I just started talking about things I knew and cared about.

Property. Military life. Deployments. Separation. Military spouse employment. The realities behind the uniform.

And somewhere along the way, people started listening.

Over the last 12 months my posts have had 202,847 impressions and reached 82,240 people.

But it's who is reading that means the most. 22% of my readership is from Military & Defence. And among the organisations reading my posts:

#1 British Army
#5 Royal Navy

Why does that matter so much to me?

Because the MOD's own research tells us that 71% of military spouses and partners have encouraged their serving partner to remain in the Armed Forces yet 52% don't feel valued.

Read that again. More than half don't feel valued. And yet they're supporting the people we ask to serve.

That's why I keep talking.

Because when a military spouse trusts me with something they're too frightened to say publicly, or somebody from the Armed Forces community tells me something they think needs to change, there is now a real chance somebody who needs to hear it is actually reading it.

THAT is what influence means to me.

Not likes. Not followers. Being heard in the places where being heard might actually make a difference.

It's why 121 applications for one flexible job affected me so deeply.
It's why we've created opportunities for military spouses and partners.
It's why Beyond the CV exists.
It's why my ENTIRE business is built around the armed forces community.

Behind that number are hundreds of conversations, stories, clients and military families who have trusted me enough to let me use my voice alongside theirs.

My name is on the list. But the voice belongs to far more people than me.

To my clients, my team, my family and every member of the Armed Forces community who has trusted me, educated me, challenged me, supported me or simply said keep going:

This one is yours too.

🚽 CAN YOU SMELL THIS PHOTOGRAPH? 🤣

If you've served in the Armed Forces, particularly somewhere hot and sandy, there's a good chance you know EXACTLY what you're looking at.

For everyone else, allow me to introduce you to...

THE DESERT P**S TUBE!

Yes, really.

A pipe in the ground. A rather basic solution to a very human problem.

No flushing toilet. No fancy plumbing. And I imagine the smell in 40-degree heat was something you never quite forgot!

But what on earth does this have to do with buying a house?

Well, quite a lot actually. Sort of. Bear with us! 😂

🏡 When you buy a property, how do you know where everything goes when you flush the toilet?

It's probably not something you've given much thought to. But it's something your conveyancing lawyer should be investigating.

As part of the conveyancing process, we usually obtain a drainage and water search.

This helps us establish some important information about the property you're buying.

💧 1. Is the property connected to mains water?

Most homes receive their water from a public water supply. But some rural properties rely on private water supplies, such as boreholes or springs. It's important to understand which arrangement serves your new home.

🚽 2. Where does the wastewater go?

Not every property is connected to the public sewerage system.

Some properties, particularly in rural areas, use private drainage systems such as:

• Septic tanks
• Sewage treatment plants
• Cesspools

These aren't necessarily a problem, but they can come with additional maintenance responsibilities, costs and legal requirements.

🔎 3. Are there public sewers within the property boundaries?

This is particularly important if you're thinking about extending your home. Building over or close to a public sewer may require permission from the relevant sewerage undertaker.

🏡 4. What if the property has private drainage?

We may need to investigate further.

For example:

• What type of system is installed?
• Where is it located?
• Does it serve other properties?
• Who is responsible for maintaining it?
• Does it comply with the relevant environmental rules?
• Are there appropriate rights to use and access the system?

Depending on the circumstances, additional enquiries, documents or specialist inspections may be needed.

And here's something worth remembering.

A drainage and water search is an important starting point, but it doesn't physically inspect the pipes or guarantee that the drainage system is working properly. That's why surveys and specialist inspections can be important too.

💙 So what's the lesson?

When you're buying a house, don't just think about the kitchen, the garden and where you're going to put the sofa.

Think about what's happening underneath it too!

Because discovering a drainage problem after you've moved in is nobody's idea of a housewarming present.

And whilst we're quite happy to help you investigate septic tanks, private drainage and public sewer connections...

We sincerely hope we never encounter a desert p**s tube on a Property Information Form. 🤣

Although, knowing some of our Armed Forces clients, we suspect a few of you have seen considerably worse!

Sometimes, owning a law business gives you the opportunity to do something that has absolutely nothing to do with law.

And this is one of those moments.

When I started JB Property Law, I never imagined that one day I'd be using the business I'd built to help launch something like Beyond The CV.

But here we are.

What started with 121 applications from military spouses and partners for one job vacancy has grown into something much bigger than I ever anticipated.

It made me realise just how much talent, experience and potential employers are overlooking. Not because these people aren't capable, but because military life doesn't always fit neatly into a traditional CV.

And I was in a position to do something about it.

It's taken a lot of evenings, weekends, conversations, research, writing, rewriting and the occasional moment of wondering what on earth I've taken on.

But owning my own business has given me something incredibly valuable. Not just the freedom to make decisions, but the ability to turn an idea into action.

And I couldn't have done any of this alone.

To every single military spouse, partner and family member who has trusted me with their story: thank you. Some of you have shared experiences that are incredibly personal, sometimes painful and often things you've never spoken about publicly. I don't take that trust lightly, and I promise your voices are at the heart of everything we're building.

To Amy Lovely VA: who has thrown herself into Beyond the CV alongside me, listened to my endless ideas and shares my determination to make this work. I'm so glad we're doing this together.

And to Ashley. Who has quite literally fed and watered me while I've spent my days running a law business and my evenings and weekends building another website, writing content and talking endlessly about military spouse employment. You've barely seen me without a computer screen, and somehow you're still putting up with me.

And finally, to the entire Armed Forces community.

When I said, "Wherever life and service take you, we've got your 6," I meant every single word behind that promise.

Not just when you're buying or selling a house.

Not just when you need a property lawyer.

I meant supporting the people behind the uniform too. The spouses, partners, children, parents, veterans, reservists and families whose lives are shaped by service.

Because supporting the Armed Forces community should never begin and end with a business transaction.

I can't solve every problem. I can't create a job for everyone or change every employer's mind.

But I can use the business I've built, the voice I've found and the connections I've made to try to make things a little better.

And that's exactly what Beyond the CV is about.

It's not about asking employers to give military spouses and partners special treatment.

It's about opening doors that might otherwise have been closed before someone even had the chance to knock.

And if building JB Property Law has taught me anything, it's that you don't have to be a huge organisation with an enormous budget to start making a difference.

Sometimes you just need to be willing to have a go.

So when I say we've got your 6, I don't just mean it as a catchy slogan for JB Property Law.

I mean it as a promise. And this is me doing my best to keep it.

There are still a few pages to turn on, a few finishing touches to make and plenty more work ahead, but...

🎉 www.btcv.co.uk is officially up and running!

I'm a property lawyer. I never set out to start an employment movement.

But I'm glad I did.

Beyond the CV supports military spouses and partners with career opportunities, while helping employers recognise transferable skills and recruit fairly.

🎖️ PART 1 OF 6: Leaving the Armed Forces? Your Forces Help to Buy Loan Doesn't Disappear

If you're thinking about signing off, retiring or leaving the Armed Forces, there's one important thing you need to know...

Your Forces Help to Buy loan doesn't simply disappear when you leave Service.

Forces Help to Buy is an interest-free advance of salary, not a grant. That means if you still have an outstanding balance when you leave, it will still need to be repaid.

It's easy to focus on your resettlement plans, future career and civilian life, but understanding your financial commitments now can help you avoid unexpected surprises later.

✅ It's an advance of salary
✅ It's interest-free
✅ It's not a grant
✅ Any remaining balance must still be repaid

The good news? With a little forward planning, you can make sure there are no shocks when it comes to your finances.

💬 Did you use Forces Help to Buy to purchase your home?

🏡 Buying your first home? Here's one term you'll definitely hear... Mortgage in Principle!

A Mortgage in Principle gives you an idea of how much a lender may be willing to lend before you start making offers on properties.

Think of it as your home-buying budget guide 💡

✅ Helps you understand what you can afford
✅ Shows sellers you're a serious buyer
✅ Can strengthen your offer
✅ Makes house hunting a lot less stressful

Remember, it's not a guaranteed mortgage, but it is an important first step on your journey to owning your new home.

ARMED FORCES HOUSING YOUR EXPERIENCE COULD HELP SHAPE THE FUTURE!

The Ministry of Defence is looking for people to help shape the future of military housing, and this is an opportunity worth sharing.

The Army Families Federation has highlighted two paid opportunities with the new Defence Housing Service.

🏠 Non-Executive Board Member

The MOD is particularly interested in hearing from someone with current, recent or substantial experience of living in Service Family Accommodation (SFA).

Someone who understands what military housing is actually like. The good, the bad and the challenges that come with Service family life.

📅 Applications close 16 October 2026.

📋 Independent Chair – Audit and Risk Assurance Committee

A separate paid opportunity to provide independent oversight and advice on financial governance and risk management.

📅 Applications close 23 October 2026.

At JB Property Law, we regularly talk about the importance of listening to the Armed Forces community, particularly the families whose lives are directly affected by decisions made about military accommodation.

And this is an opportunity for those with lived experience to have a voice where decisions are being made.

You cannot fully understand military family life from a policy document alone. Sometimes you need someone who has actually lived it.

Please share this with anyone in the Armed Forces community who might be interested.

The original Army Families Federation post contains further details and application links.

DIO wants to recruit someone with current, recent or substantial experience of living in SFA to be a non-executive member of the new Defence Housing Service Board.

They are expected to understand the housing needs of Service families, to be able to provide constructive challenge and contribute to balanced decision-making. The closing date for applications is 16 October.

It is also advertising for an Audit and Risk Assurance Committee Chair be an independent non-executive member of the board, providing scrutiny and strategic advice in areas including financial governance and risk management. The deadline for applications is 23 October.

Both roles are paid. See the comments for links to find out more and apply ⬇️
